THE SHORT ANSWER

Every lease abstraction tool and service, compared

The category splits into three shapes: pay-per-lease extraction tools, platforms that hold the data and run the accounting, and human abstraction services. Prices below are what each vendor published as of August 2026. Where a vendor quotes privately, the table says so rather than repeating a review-site estimate as fact.

Tool or service What it is Published pricing (August 2026) Best for
Leaseabstracts Dedicated AI lease abstraction, source-linked Self-serve plans from $49 Recurring abstraction where every field has to be verifiable
LeaseLens AI abstraction, pay per export Free to view, about $25 per export One-off leases where you want to see the data before paying
Lextract AI abstraction, pay per lease (site offline since Sep 2026) Last known: $10 to $15 per lease, no subscription Formerly occasional abstraction at low unit cost

Lease abstraction companies Named US and offshore service firms compared side by side None publish a rate card; roughly $25 to $150 per lease Buyers choosing a service provider rather than a tool

Two honest notes. If you abstract one or two leases a year, a pay-per-export tool costs less than any plan and we would tell you to use one. And if you have a filing obligation under ASC 842, IFRS 16, or GASB 87, you need accounting software or a general ledger that can calculate: abstraction produces the inputs, not the journal entries.

HOW TO CHOOSE

Five questions that settle most shortlists

Vendor feature grids all look similar. These are the questions where the answers actually differ, and where the cost you did not budget for hides.

1

How often do you abstract?

Two leases a year is a per-export purchase. Twenty a month is a plan. Two hundred in a quarter during an implementation is a volume conversation, and per-unit pricing with no ceiling is where budgets break.

2

Can you verify a field without reopening the PDF?

Per-field source links and confidence scores turn review into a fifteen minute check. Without them, a reviewer re-reads the lease, and at portfolio scale that review time costs more than the software.

3

Which fields does the tool actually return?

Almost every platform now advertises AI abstraction, usually scoped to term, dates, and payments. Ask specifically about the recovery structure, the CAM cap mechanics, and option notice deadlines as real dates. Those are the fields that cost money when they are wrong.

4

Are you buying data or a system of record?

A platform subscription holds your lease data inside itself. An abstraction tool hands you a file. If you may change platforms in five years, that distinction is worth more than any feature on the comparison grid.

5

Who is accountable for accuracy?

A service takes responsibility for the deliverable and takes days. A tool gives you the draft in minutes and leaves approval with your reviewer. Neither is wrong, but the answer decides your internal process, so decide it before you buy.

QUESTIONS BUYERS ASK

Lease abstraction software, answered

What is the best lease abstraction software?

There is no single winner, because the category splits three ways. Pay-per-lease tools such as Lextract and LeaseLens win on unit cost for occasional single leases. Lease administration and accounting platforms such as Visual Lease, FinQuery, Prophia, Crunchafi, and EZLease win when you need a system of record with schedules and disclosures. Dedicated abstraction software wins when you need verified, source-linked lease data you export and own.

How much does lease abstraction software cost?

Published prices in August 2026 range from roughly $10 to $15 per lease for pay-as-you-go extraction to about $25 per exported abstract, while platform vendors quote annually and rarely publish a rate card. Outsourced abstraction services run roughly $25 to $100 per lease for offshore and technology-assisted work, and materially higher for US-based full-service abstraction with senior review.

What is the difference between lease abstraction and lease accounting software?

Lease abstraction software reads the lease and produces structured data: dates, rent steps, recovery terms, options, and clauses. Lease accounting software takes those inputs and calculates ASC 842, IFRS 16, or GASB schedules, journal entries, and disclosures. Abstraction happens first, and most accounting platforms assume the data already exists.

Do lease platforms include abstraction?

Most now advertise an AI abstraction feature, and VTS went further in April 2026 by launching Asset Intelligence with human expert verification built in. The catch is scope: platform abstraction covers the assets and users inside your subscription, and often only the fields that module needs. Ask any vendor which fields the feature returns, who keys the rest, and what happens to leases on buildings you do not own yet.

Should I outsource lease abstraction or use software?

Outsourcing fits large one-time back catalogs where you want a vendor accountable for the work and a human reading unusual clauses. Software fits recurring work, implementation deadlines, and anything where you need the answer today. Many teams do both: a services batch for the legacy portfolio, a self-serve tool for the leases arriving this week.

What should I test when comparing lease abstraction tools?

Run your worst document, not the demo lease: a scanned original with three amendments and a handwritten exhibit. Then check whether you can click a field and see the clause behind it, whether the hard fields such as CAM caps and option notice dates come out correctly, and whether you can export a file you keep if you leave.

Working out what abstraction should cost you? The lease abstraction cost guide breaks down the per-lease drivers, and what lease abstraction is covers the process itself. Loading data into a platform you already own? See the Yardi, MRI, RealPage, and CoStar pages.
