AMTdirect alternatives: what happened to AMTdirect software, and what MRI ProLease costs
AMTdirect is no longer a product you can buy under that name. MRI Software acquired the North Carolina lease accounting vendor in January 2021, and as of August 2026 amtdirect.com redirects to MRI's lease accounting page while MRI's own AMTdirect product URL redirects to MRI ProLease. AMT does not appear anywhere in MRI's A to Z product index. So the real question behind "AMTdirect alternatives" is not which competitor to pick, it is whether you stay inside the MRI stack or take your lease data somewhere you control.
HOW TO CHOOSE
Leaseabstracts vs AMTdirect
A fair, factual comparison. We differentiate on self-serve speed, per-lease pricing, source-linking, and export, not on disparaging anyone.
Where the product actually went
AMTdirect is sold today as MRI ProLease. You are evaluating MRI, not AMTdirect, so price it as an MRI decision.
How you buy it
MRI ProLease is demo-led with no published rate card and no self-serve signup. Here you sign up, upload a lease, and read the abstract the same day.
What a migration really costs
Leaving any legacy lease system means re-keying or re-abstracting every lease. That line item is usually larger than the first year of software, and it is where AI abstraction pays for itself.
Who owns the data afterwards
Ask what you export and keep if you leave. A source-linked abstract in Excel or CSV travels to any platform. A record inside a vendor database does not.
WHERE LEASEABSTRACTS FITS
If you are shopping AMTdirect alternatives because you need clean lease data out of a system you are leaving, abstract the leases first and choose the platform second. The abstract is the asset. The platform is a subscription.

What happened to AMTdirect?
AMTdirect was a North Carolina based provider of lease accounting, lease administration and facilities management software for corporate occupiers and lessees. Its customers used it to organize lease portfolios and stay compliant with FASB, IASB and GASB lease accounting standards. MRI Software announced the acquisition on 27 January 2021, describing AMT as a way to deepen its offering for corporate tenants and noting that MRI then served roughly 2,000 occupier clients worldwide. AMTdirect had been an investment held by Luminate Capital Partners, and MRI said at the time that it would continue to support AMT users without interruption.
Support continued. The brand did not. We checked the public trail in August 2026 and every path that used to lead to AMTdirect now leads into MRI's own product line.
| What we checked | Where it goes now (August 2026) |
|---|---|
| amtdirect.com | Redirects to MRI's lease accounting software page |
| mrisoftware.com/products/amtdirect/ | Redirects to MRI ProLease, via an interim ProLease Direct URL |
| MRI A to Z product index | Lists ProLease and Contract Intelligence. AMT is not listed at all |
| MRI lease solutions menu | Lease Management, Lease Accounting, Lease Abstraction, Lease Admin Services |
Read that redirect chain carefully, because it tells you which product replaced which. The AMTdirect URL does not land on a generic marketing page. It lands on ProLease, through a URL that still carries the word "direct" in the path. MRI folded the AMT product into ProLease rather than retiring the functionality, which is good news if you are a current user and awkward news if you were hoping to buy AMTdirect on its old terms.
How much does AMTdirect cost now?
There is no published price for AMTdirect, and there is no published price for MRI ProLease either. Both call to action buttons on the ProLease page are "Request demo" and "Get the Brochure". There is no signup, no trial, and no rate card. Pricing is scoped in a sales conversation against portfolio size, module mix and contract length, which is normal for enterprise lease platforms and unhelpful when you are trying to build a budget in an afternoon.
What you can price is the alternative. Below is how the buying model differs, using only figures each vendor publishes itself.
| How it is sold | AMTdirect (now MRI ProLease) | Leaseabstracts |
|---|---|---|
| Published pricing | None. Quote only | Published plans from $39 per month billed yearly, $49 monthly |
| Free trial | No trial or self-serve signup listed | Abstract a lease before you commit to a plan |
| How you start | Request a demo, then a sales cycle | Sign up and upload a lease today |
| Implementation | Enterprise onboarding and data load | None. First abstract runs in minutes |
| Contract | Annual, negotiated | Monthly or yearly, cancel anytime |
Be careful comparing a lease accounting platform to an abstraction tool on sticker price alone. They do different jobs. ProLease calculates ASC 842, IFRS 16, GASB 87 and FRS 102 schedules and holds your portfolio as a system of record. Abstraction turns the signed PDF into the structured data those calculations need. Most teams that get burned bought the second thing expecting the first, or bought the first and discovered nobody had done the second.
AMTdirect alternatives, compared by what they actually do
Alternatives split into three shapes, and picking the wrong shape is the expensive mistake. Work out whether you need a system of record, a compliance engine, or verified lease data, then shortlist inside that shape.
| Alternative | Shape | Published pricing (August 2026) | Best for |
|---|---|---|---|
| MRI ProLease | Lease accounting and administration platform | Quote only | Existing AMT users staying with MRI |
| Visual Lease | Lease administration plus accounting | No published rate card | Teams wanting a system of record and ASC 842 together |
| FinQuery (LeaseQuery) | Lease accounting subledger | Quote only, annual plus implementation | Accounting-led buyers who need audit-ready output |
| Lucernex (Accruent) | IWMS covering real estate, projects and facilities | No published rate card | Occupiers replacing AMT's facilities side too |
| EZLease (insightsoftware) | Lessee and lessor accounting subledger | Quote only; Capterra lists from $4,000 per year | Lessor accounting and GASB alongside ASC 842 |
| Nakisa | Enterprise lease accounting native to major ERPs | Quote only | Multinationals reporting under IFRS 16 and ASC 842 |
| Leaseabstracts | Lease abstraction, source-linked data you export | From $39 per month billed yearly | Getting verified lease data out, fast, before or after a migration |
One honest note on where MRI wins. If AMTdirect was doing your lease accounting and your facilities management, and your team has years of process built around it, staying on ProLease is the lowest-risk path and the one with no data migration at all. Nothing on this page beats "the data is already in there and the schedules already tie". The moment that stops being true, everything below applies.
The step most AMTdirect replacements skip: getting the lease data out
Every platform migration proposal you receive will contain a line called data migration, and it will be quoted as if it were a file transfer. It usually is not. Legacy lease records carry fields that were keyed years ago by people who have left, against a lease that has since been amended twice. Exporting those records moves the errors into the new system faster.
The safer sequence is to re-derive the data from the source documents, then load a verified file. That is what abstraction is for. You upload the executed lease and every amendment, and each field comes back linked to the clause it came from, so a reviewer can click a rent step and see the paragraph behind it rather than trusting a legacy record.
A practical order of operations for a team leaving AMTdirect:
- Pull the current record out of the legacy system and treat it as a draft, not as truth.
- Re-abstract the leases that carry money or risk first: anything with CAM caps, percentage rent, or an unusual gross-up clause.
- Reconcile the two. Where the abstract and the legacy record disagree, the clause wins.
- Load the reconciled file into the new platform, and keep the abstract as your own copy.
- Rebuild the critical date calendar from the abstract, not from the old system's reminders.
That order matters most for anything option-driven. Renewal windows, termination rights and expansion options are the fields that silently break in a migration, because they are stored as dates rather than as the notice mechanics that produce the dates. If you want the detail on which fields to pull and in what order, our guide to how to abstract a commercial lease walks the whole field list, and ASC 842 implementation covers what the accounting side needs from each abstract.
None of this argues against buying a platform. It argues for doing the abstraction as its own step, with its own verification, instead of hiding it inside a migration line item nobody owns.
FAQ
Common questions
What happened to AMTdirect?
MRI Software acquired AMTdirect and announced the deal on 27 January 2021. The product has since been folded into MRI ProLease. As of August 2026 amtdirect.com redirects to MRI's lease accounting page, MRI's own AMTdirect product URL redirects to MRI ProLease, and AMT does not appear in MRI's A to Z product index.
Who owns AMTdirect?
MRI Software owns it. MRI announced the acquisition of AMTdirect on 27 January 2021, describing AMT as a North Carolina based provider of lease accounting, lease administration and facilities management software for corporate occupiers. Before the sale AMTdirect was an investment held by Luminate Capital Partners.
Is AMTdirect still available?
Not as a product you can buy by that name. The functionality lives on inside MRI ProLease, and MRI said at the time of the acquisition that it would continue to support AMT users without interruption. If you are a current user, you are an MRI customer. If you are a new buyer, you are buying ProLease.
Is MRI ProLease the same as AMTdirect?
Not identical, but ProLease is where AMTdirect ended up. MRI's AMTdirect product URL redirects to the ProLease page through an interim URL that still carries the word direct in its path, which is the clearest public signal that the AMT product line was merged into ProLease rather than discontinued.
What was AMTdirect used for?
Lease accounting, lease administration and facilities management for corporate occupiers and lessees. Customers used it to hold lease terms and documents in one place, track critical dates, and produce the calculations required by FASB, IASB and GASB lease accounting standards, including ASC 842.
How much does AMTdirect cost?
Neither AMTdirect nor MRI ProLease publishes pricing. The ProLease page offers a demo request and a brochure download rather than a signup or a rate card, so cost is scoped in a sales conversation against portfolio size, modules and contract term. Expect an annual enterprise contract plus implementation.
What is the best alternative to AMTdirect?
It depends which half of AMT you are replacing. For lease accounting and a system of record, look at Visual Lease, FinQuery, EZLease, Nakisa or Lucernex. For getting verified lease data out of the documents themselves, which is the step migrations underestimate, use dedicated lease abstraction and keep the exported file.
Does AMTdirect do lease abstraction?
MRI sells lease abstraction as a separate item in its lease solutions menu, alongside Lease Management, Lease Accounting and Lease Admin Services. That means abstraction is scoped and priced on its own inside the MRI stack rather than being included with the platform record, which is worth confirming in writing before you sign.
