MRI ProLease pricing, Enterprise vs Central vs Direct vs Express, and ProLease alternatives for the lease data load
MRI ProLease has no published price. Every edition is sold through a demo and an annual contract, and MRI now sells it in four shapes: Enterprise for large multinational portfolios, Central for mid-sized teams with real estate and equipment leases, Direct for lean teams that want CAM reconciliation and journal entries in one place, and Express on its Australian and other regional sites, priced per location. Whichever edition you shortlist, the leases still have to be abstracted before the platform is useful, and that part you can start and price today.
HOW TO CHOOSE
LeaseAbstracts vs MRI ProLease
A fair, factual comparison. We differentiate on self-serve speed, per-lease pricing, source-linking, and export, not on disparaging anyone.
What you are actually buying
ProLease is a lease administration and lease accounting platform for occupiers. LeaseAbstracts produces the lease data that goes into it: every field read from the PDF and linked to its clause.
How the price is set
ProLease is quoted after a demo against editions, modules, lease count and implementation. LeaseAbstracts publishes its plans, from $49 a month for 15 leases.
When you can start
MRI says standardized deployment gets you live in weeks. An abstract here takes minutes per lease, so the data is ready before the platform contract is signed.
What stays with you
A source-linked abstract exports to Excel or CSV and loads into ProLease or any other system. If you change platforms later, the verified file goes with you.
WHERE LEASEABSTRACTS FITS
If ProLease is on your shortlist, keep it there and abstract the leases first. You walk into the implementation with a verified data file, the migration line in the quote gets smaller, and nothing you paid for is locked inside one vendor.
How much does MRI ProLease cost?
MRI does not publish ProLease pricing. The product page, the edition descriptions and the lease abstraction page all end in "Request demo", "Get the Brochure" or "Download Data Sheet", and none of them carry a dollar figure. The price comes out of a sales conversation and is set against the edition, the modules you license (lease accounting, transaction management, equipment leasing, space management), your lease and entity count, and implementation scope.
Directory listings print figures such as "from $4,500 per year" or "$6,000 per year". MRI does not publish those numbers, so treat them as unverified and ask for a written quote. What you can price precisely is the data work in front of the platform, because abstraction here is sold on a published plan.
MRI ProLease Enterprise vs Central vs Direct vs Express
MRI's US ProLease page describes three editions and its Australian site sells a fourth. In MRI's own words:
| Edition | Who MRI says it is for | What it adds |
|---|---|---|
| ProLease Enterprise | "Large, complex, and multinational portfolios" | Thousands of leases across geographies and global accounting standards |
| ProLease Central | "Mid-sized organizations managing both real estate and equipment leases" | Fast deployment, dashboards, equipment leases in the same system |
| ProLease Direct | "Lean teams that want everything in one place" | All lease types, CAM reconciliations, disclosures and journal entries |
| ProLease Express | Multi-location portfolios on MRI's Australian site | Priced per location instead of per lease, unlimited users, go-live in under seven days with clean data |
For a US buyer the realistic choice is Central or Direct unless you run leases in many countries. Express is sold on MRI's regional sites and is written for AASB 16 and IFRS 16 reporting, so confirm with your rep whether it is offered for a US ASC 842 portfolio before you plan around per-location pricing.
What every ProLease edition has in common
All editions sit on the same platform. MRI lists support for ASC 842, GASB 87, IFRS 16 and FRS 102, real estate and equipment leases including fleet, IT and machinery, subleases, deadline alerts, automated payments, journal entries and disclosures, and transaction management workflows. It integrates with accounting systems including MRI PMX, and with MRI Contract Intelligence for abstraction.
MRI describes the business as 3,500 occupier clients, more than 1,000 lease accounting implementations and 8.8 million leases managed. Those are vendor figures, and they tell you ProLease is a mature system of record, not a small tool you trial on a Friday.
Does MRI ProLease do lease abstraction?
Yes, in two ways. ProLease has an "AI lease abstraction" feature that MRI says will "automatically extract, locate and reference critical data", and MRI sells MRI Contract Intelligence (the former Leverton) as a separate abstraction product that integrates with ProLease "for even faster abstraction". MRI also lists lease abstraction as its own item beside lease management, lease accounting and lease admin services.
The practical question is what is included in your quote. Ask whether AI abstraction is part of the edition you are buying, whether Contract Intelligence is a separate line, and whether abstraction of your existing back catalog is priced as a service. Our Leverton AI and MRI Contract Intelligence comparison covers that product on its own.
Where AMTdirect fits in the ProLease line
MRI acquired AMTdirect and announced the deal on 27 January 2021. The old amtdirect.com address now forwards to MRI's lease accounting pages, and AMT no longer appears as a product of its own. If you were an AMTdirect customer, you are now on MRI's occupier product line, and a renewal or migration is a ProLease conversation. Our AMTdirect alternatives page covers what changed and what to ask MRI if you are in that position.
What a ProLease implementation really costs
Year one of any lease platform has two bills: the subscription and the data. MRI says its standardized deployment gets you live "in weeks, not months", and its Express FAQ adds that customers with clean data go live in under seven days while complex migrations take longer. Read that carefully. The speed depends on how clean your lease data is when you arrive.
| Year-one line | Who sets the price | What moves it |
|---|---|---|
| Platform subscription | MRI, by quote | Edition, modules, lease and entity count |
| Implementation and data migration | MRI or a partner, by scope | How clean and complete your lease data is |
| Abstraction of the back catalog | You choose the vendor | Lease count, amendments, how many fields |
The third line is the one you control. If you abstract the leases yourself before the kickoff, the migration scope shrinks to loading a verified file.
MRI ProLease alternatives worth pricing beside it
Alternatives split by what you actually need. For a tenant-side lease administration and accounting platform, the usual shortlist is Visual Lease (now part of CoStar), Occupier, FinQuery (LeaseQuery) and Leasecake. For an accounting subledger only, look at Black Owl Systems or Crunchafi. Most of them are quote only, so our lease software pricing roundup lists which vendors publish a figure.
If your bottleneck is the documents rather than the platform, you do not need another platform. You need the leases read, checked and exported, which is what LeaseAbstracts lease abstraction software does at a published price.
Questions to ask MRI before you sign
- Which edition is quoted, and why that one? Ask what you would lose by dropping from Enterprise to Central, or Central to Direct.
- Is pricing per lease, per location or per entity? Express is per location. Get the basis for the US edition in writing.
- Is AI abstraction included, or is Contract Intelligence a separate contract?
- Who loads the existing leases, and at what price per lease?
- What do you export if you leave? Ask for the file format and whether source documents and clause references come with it.
- Does GASB 87 or lessor accounting cost extra for your portfolio?
FAQ
Common questions
How much does MRI ProLease cost?
MRI does not publish ProLease pricing. Every edition is quoted after a demo as an annual contract, and the price moves with the edition, the modules you license, lease and entity count, and implementation scope. Figures on review directories are not from MRI, so ask for a written quote before you budget.
What is the difference between MRI ProLease Enterprise and ProLease Central?
MRI positions Enterprise for large, complex and multinational portfolios with thousands of leases across geographies and global standards. Central is built for mid-sized organizations managing real estate and equipment leases, with faster deployment and dashboards. Both sit on the same ProLease platform.
What is MRI ProLease Direct?
ProLease Direct is the edition MRI describes as designed for lean teams that want everything in one place. MRI says it covers all lease types, streamlines CAM reconciliations and automates disclosures and journal entries. It is quoted like the other editions.
What is MRI ProLease Express?
ProLease Express is an edition sold on MRI's Australian and other regional sites. MRI says it is priced per location rather than per lease, allows as many users as you need, and lets customers with clean data go live in under seven days. Confirm with MRI whether it is offered for a US portfolio.
Does MRI ProLease support GASB 87?
Yes. MRI lists ASC 842, GASB 87, IFRS 16 and FRS 102 on the ProLease page. Public entities should still confirm in writing which edition includes governmental reporting and whether it is priced as a separate module.
Does MRI ProLease include lease abstraction?
ProLease has an AI lease abstraction feature, and MRI sells MRI Contract Intelligence as a separate abstraction product that integrates with it. Ask your rep which of the two your quote includes and how abstraction of existing leases is priced.
Is AMTdirect the same as MRI ProLease?
MRI acquired AMTdirect in January 2021 and the AMT brand has been folded into its occupier lease product line. The old AMTdirect address forwards to MRI lease accounting pages, so current AMT customers are now MRI customers.
What is the cheapest way to get lease data into ProLease?
Abstract the leases before implementation and load a verified file. LeaseAbstracts plans start at $49 a month for 15 leases, $149 for 75 and $399 for 250, with every field linked to its clause and exported to Excel or CSV.
Can I use LeaseAbstracts with MRI ProLease?
Yes. Abstract each lease and amendment, review the source-linked fields, and export to Excel or CSV in a layout you can map to ProLease import templates. You also keep an independent copy of the lease data if you change platforms later.
