Yardi Smart Lease pricing and alternatives: what Voyager's AI lease abstraction covers, and what it leaves on your desk

Yardi Smart Lease is the AI lease abstraction module Yardi announced on March 25, 2026. It is built into Yardi Voyager Commercial, reads a lease with OCR and AI, lets your team review and approve each extracted field, and writes the result straight into Voyager lease records. Yardi publishes no price for it: the product page offers a demo and a brochure, and Smart Lease sits in the Commercial menu under Ancillary Products, which means you buy it on top of a Voyager contract. The detail most buyers miss is scope. Yardi's own FAQ says Smart Lease "supports new commercial leases at launch" and that renewals and additional workflows are planned for later releases. If you run Voyager Commercial and sign new leases every week, it is a strong fit. If your problem is a back catalog of signed leases and amendment chains, or you are not on Voyager at all, this page shows what to use instead.

HOW TO CHOOSE

LeaseAbstracts vs Yardi Smart Lease

A fair, factual comparison. We differentiate on self-serve speed, per-lease pricing, source-linking, and export, not on disparaging anyone.

01

What the product is

Smart Lease is a Voyager feature, not a separate application. Yardi describes it as "an AI-powered lease abstraction solution built directly into Yardi Voyager Commercial" that "writes structured, source-linked data into Voyager lease records". LeaseAbstracts is standalone abstraction software: you upload a lease and its amendments, check each field against the clause it came from, and export the abstract to Excel, CSV or PDF, or as a sheet with columns named for a Yardi or MRI lease import.

02

How it is priced

Yardi publishes no figure for Smart Lease, and every route on the product page ends at Book a demo. Because it is sold as an ancillary product to Voyager Commercial, the cost arrives as a line on your Yardi agreement. LeaseAbstracts publishes its plans: Solo is $49 a month for 15 leases, Team is $149 a month for 75 leases with five seats and the Yardi and MRI mapped export, and Firm is $399 a month for 250 leases with batch upload, data room mode and API access.

03

Which documents it handles

Yardi states that Smart Lease supports new commercial leases at launch, with renewals and other workflows planned. LeaseAbstracts reads the lease together with its amendments, so the abstract reflects the terms in force today rather than the terms signed on day one.

04

Who can use it

Smart Lease requires Voyager Commercial. Yardi does not list it for Breeze, and it is no use to an occupier, a buyer in due diligence, or a lender reviewing a rent roll that lives in someone else's system. LeaseAbstracts works for anyone holding the PDFs, whatever system the data ends up in.

WHERE LEASEABSTRACTS FITS

If you are on Voyager Commercial and your pipeline is new leases, price Smart Lease on the demo, because native write-back is a real advantage. If the job in front of you is the 300 leases you already signed, the amendments stacked on them, or a portfolio you are about to buy, you can start today at a published price, check every field against its clause, and hand your Yardi team a mapped file.

Yardi Smart Lease vs LeaseAbstracts at a glance

Every Smart Lease entry below comes from Yardi's own product page, product FAQ and launch post. Nothing is taken from a directory, because the product is new enough that most directory listings describe Voyager in general rather than this module.

The honest summary: Smart Lease wins on where the data ends up, because nothing beats native write-back if Voyager is your system of record. LeaseAbstracts wins on who can use it, what documents it reads today, and whether you can see a price before a sales call.

How much does Yardi Smart Lease cost?

Yardi does not publish a price for Smart Lease. The product page offers Book a demo and a brochure, and nothing else. Smart Lease is listed in the Commercial menu under Ancillary Products, beside Data Connect and Document Management for SharePoint, so it is priced as an add-on to Voyager Commercial rather than as a product you can buy on its own.

That has two practical consequences. First, you cannot price it without being a Voyager Commercial client or becoming one, and the Voyager contract is the larger number. Second, the price is negotiated inside your Yardi relationship, so the best moment to ask is at renewal or when you are adding modules anyway.

You will find articles quoting dollar figures for Yardi. Read them carefully: they estimate Voyager, Breeze or the Yardi range in general, not Smart Lease, and none of them cite a rate from Yardi. We do not repeat those numbers here because none of them can be traced to the vendor.

For comparison, abstraction you can buy without a contract is priced in the open. On our plans the per-lease cost falls from about $3.27 on Solo to about $1.99 on Team and $1.60 on Firm at full use, and the lease abstraction software pricing page lines up every vendor that publishes a figure.

What Smart Lease does, in Yardi's words

Yardi lists the following capabilities on its product page and in the March 2026 launch post. The wording in the right column is Yardi's, lightly shortened.

CapabilityWhat Yardi says
ExtractionOCR and AI models "trained on your lease structures and property configurations" pull spaces, square footage, rent schedules, escalations, percentage rent and critical clauses
Write-backStructured data goes "straight into Voyager lease records", with no exports or re-keying
Review"Your team reviews, corrects and approves"; a missed clause can be dragged into the right Voyager field
SourcesEach PDF is linked to the tenant record, and extracted data opens the lease at the relevant section
SummariesPlain-language clause summaries stored on the tenant record, configurable in detail
AI assistantAsk questions about the lease and get answers inside Voyager
VolumeProcess one lease or queue multiple documents in bulk

That is a serious feature set, and it is worth saying plainly that source linking and human review are not unique to anyone any more. Smart Lease has both. The differences that matter for a purchase are scope, access and price.

Which leases does Smart Lease handle today?

By Yardi's own account, new ones. The product FAQ answers "What types of leases does Smart Lease support?" with "Smart Lease supports new commercial leases at launch. Support for renewals and additional workflows is planned for future releases." The launch post describes the workflow the same way: "When a new lease is ready for processing, simply upload the document into Voyager."

For a landlord or property manager, that leaves three kinds of document outside the stated scope:

  • The back catalog. Leases signed years ago that were keyed by hand, often incompletely, and that nobody has checked since.
  • Amendment chains. A lease plus four amendments and a side letter, where the rent table in force is the one in the third amendment. An abstract of the original lease alone is wrong on day one.
  • Renewals. Named by Yardi as planned rather than live.

Product scope changes, so ask on the demo exactly what Smart Lease processes today and get the answer in writing. If the answer is still new leases, the portfolio you already own needs another route, and that route is where most of the abstraction hours actually sit.

Where Smart Lease is genuinely the better choice

It would be misleading to present Smart Lease as a weak product. For one buyer it is the obvious answer: a Voyager Commercial landlord or third-party manager onboarding a steady flow of new leases. For that team, native write-back removes a whole step. There is no file to export, no import template to maintain and no second system to reconcile, and the review happens inside the screen the lease administrator already works in. The AI assistant and clause summaries also live on the tenant record, where the property team will actually see them.

If that describes you, the questions are not whether Smart Lease works but what it costs on your agreement and when renewals and amendments arrive. A standalone tool cannot beat native write-back on convenience, and we would not claim otherwise.

The split most Voyager teams land on

Use the two for different halves of the portfolio. New leases go through Smart Lease if you buy it, because that is its stated scope. The existing portfolio, the amendment chains and any acquisition you are underwriting go through standalone abstraction, because none of them wait for a future release.

The mechanics are simple. Upload each lease with its amendments, review the fields the model graded as uncertain, then export the Yardi mapped sheet on the Team or Firm plan. Its columns carry names such as TenantName, LeaseFromDate, LeaseToDate, BaseRentAmount, CamProRataShare and RenewalNoticeDate, so your Yardi administrator or implementation partner maps one file instead of retyping hundreds of leases. Test the first import on a handful of leases before you load the portfolio, as you would with any data migration. Our Yardi lease abstraction workflow for Voyager walks through the field mapping in detail.

Two groups skip Smart Lease altogether. Teams on Yardi Breeze are outside its stated scope, and occupiers on the tenant side of the Yardi range buy a different product: if that is you, read our comparison of Yardi Corom alternatives instead.

What to ask on the Smart Lease demo

Because there is no public price, the demo is where you find out whether Smart Lease fits. Five questions decide it:

  • What does it cost on our agreement, as an annual figure, and is it priced per lease, per property, per unit of space or as a flat module fee?
  • Which documents does it process today? New leases only, or amendments and renewals as well. Ask for the date of any planned release in writing.
  • Can it run the back catalog? If yes, at what volume per day and at what cost. If no, what Yardi recommends instead.
  • Which fields does it populate? Get the list and check it against your own abstract template, especially CAM caps, exclusions, notice deadlines and co-tenancy.
  • Where does review time go? Ask how many fields a reviewer typically corrects on a 60-page lease. That number, not an accuracy percentage, decides your staffing.

Bring one of your own messiest leases, ideally a scanned original with amendments. A demo on a clean sample tells you very little.

Smart Lease against other platform-native abstraction

Smart Lease is part of a wider pattern: the big property platforms are building abstraction into their own systems. Here is how the platform-native options compare on the two things you can check before a call.

OptionPublished priceWho it is for
Yardi Smart LeaseNone; Voyager add-on, demo onlyVoyager Commercial landlords onboarding new leases
VTS Asset IntelligenceNone; quote onlyOwners already running VTS
Leverton, now MRI Contract IntelligenceNone; quote onlyOwners standardized on MRI
Visual Lease AI abstractionNone; Request Pricing formOccupiers on Visual Lease, owned by CoStar
LeaseAbstracts$49 to $399 a monthAnyone holding the PDFs, on any system

The pattern is consistent. Platform-native abstraction is excellent at feeding its own platform and is priced inside that platform's contract. Standalone abstraction is the route when the data has to move, when you are not yet a customer, or when the documents fall outside the module's scope. The full list of lease abstraction software alternatives covers the rest of the field.

FAQ

Common questions

What is Yardi Smart Lease?

Yardi Smart Lease is an AI lease abstraction module built into Yardi Voyager Commercial, announced by Yardi on March 25, 2026. It scans a commercial lease with OCR and AI, extracts terms such as spaces, square footage, rent schedules, escalations, percentage rent and critical clauses, lets your team review and approve them, and writes the result directly into Voyager lease records.

How much does Yardi Smart Lease cost?

Yardi does not publish a price. The product page offers only a demo and a brochure, and Smart Lease is listed under Ancillary Products for Voyager Commercial, so it is priced as an add-on to a Voyager contract. Dollar figures on third-party sites estimate Yardi products in general, not this module, and none cite a Yardi rate.

Does Yardi Smart Lease work with Yardi Breeze?

Yardi describes Smart Lease as built directly into Yardi Voyager Commercial and does not list it for Breeze. If you run Breeze, confirm with Yardi before assuming it is available. Standalone abstraction software works regardless of platform, because it produces an export you load yourself.

Can Yardi Smart Lease abstract amendments and renewals?

Yardi states that Smart Lease supports new commercial leases at launch, and that support for renewals and additional workflows is planned for future releases. Scope changes over time, so ask on the demo exactly which document types it processes today and get any release date in writing.

Is Yardi Smart Lease a third-party integration?

No. Yardi says Smart Lease is fully embedded within Voyager and is not a third-party add-on or integration. Uploaded leases, extracted data, clause summaries and the AI assistant all live inside Voyager, attached to the tenant record, which is its main advantage over standalone tools.

Does Yardi Smart Lease have human review?

Yes. Yardi describes a workflow where AI scans the document, detects key sections and fills the fields, and then your team reviews, corrects and approves before the data is finalized in Voyager. If a clause is missed, the reviewer can drag the section into the appropriate field.

What is the best Yardi Smart Lease alternative?

It depends on why you are looking. For a back catalog, amendment chains or an acquisition, self-serve abstraction software with a Yardi mapped export clears the work at a published price. For occupiers on the tenant side, Yardi Corom and its competitors. For owners on another platform, the abstraction built into VTS, MRI or Visual Lease.

Can I load abstracts from another tool into Yardi Voyager?

Yes. Voyager accepts lease data through imports and ETL, which is the usual route for loading a back catalog during onboarding. An export with columns named for the Voyager lease import turns the job into mapping one file. Test the first import on a few leases with your Yardi administrator before loading the full portfolio.

When did Yardi launch Smart Lease?

Yardi introduced Smart Lease in a blog post dated March 25, 2026, titled "Introducing Smart Lease: A new era for lease abstraction". It is listed on the Yardi site as a Commercial product under Ancillary Products, with a demo request as the only way to buy.
