Bryckel AI review, pricing and alternatives: what the Claude and ChatGPT lease agents cost, and lease abstraction software compared

Bryckel AI is a commercial real estate AI company that delivers what it calls MCP-native agents: packaged workflows that plug into Claude, ChatGPT or Microsoft Copilot through the Model Context Protocol. Its site lists lease abstraction, acquisition due diligence, portfolio reporting, leasing deal flow and risk review as the core workflows, and names asset managers, leasing brokers, acquisition teams, REITs, private equity real estate firms and operators as the buyers.

The model changed. Earlier versions of the site sold a lease abstraction and administration product with a "Start Free Trial" button. Today the pitch is that your team already has an AI assistant and Bryckel makes it do real CRE work, with outputs filed back into your own drive or Microsoft 365. If you read an older review that describes Bryckel as a lease platform with Smart Lease Abstracts and Clause Protect, it describes the earlier product.

Bryckel does not publish pricing. Its pricing page, checked in September 2026, is a demo request form that reads "Turnkey. Live in weeks. Contact us to scope your pricing and AI agent deployment." An archived copy from February 2025 shows the same approach: request a demo and receive a personalized pricing plan. Some software directories list tiers such as a Pro plan from $249 a month and a Teams plan from $1,500 a month. Those figures do not appear anywhere on Bryckel's own site, so treat them as unverified.

What you can work out is the shape of the bill:

Yes. Bryckel's lease intelligence page says its abstraction agent is triggered when a lease is executed or updated and extracts "40 clauses, critical dates, rent roll, and obligations", with discrepancies flagged for human review. It can also answer questions across a full lease package (master lease, amendments, SNDAs, easements, guaranties and estoppels) with source citations, generate reports by legal provision such as use, expirations, CAM exposure or assignment rights, and build expiration dashboards.

Its bulk service is separate. The bulk lease abstraction page promises hundreds of leases processed in a day for acquisitions and legacy portfolios, handled end to end by Bryckel and delivered into your drive, priced as a fixed-scope engagement rather than by the hour. The published case study describes a Newport Beach retail owner with roughly 250 leases and amendments going back to the 1970s whose legacy abstraction was finished in under 30 days.

The most useful number on Bryckel's site is one it quotes about everyone else. In the retail case study, the client "evaluated six alternative options" and "some ran $60,000+ per year, effectively the cost of another employee." That is a fair picture of the enterprise end of this market, where most platforms are annual contracts quoted after a demo.

It also shows where the gap is. A 250-lease portfolio abstracted once, and then kept current as amendments arrive, does not need a $60,000 platform or a scoped agent deployment. Bryckel is the better buy for a CRE investment firm that has already rolled out Claude, ChatGPT or Copilot across the team and wants that license to do more than drafting emails. If brokers, asset managers and acquisitions all need lease answers, diligence checklists and portfolio reports from the same assistant, a set of agents inside that assistant fits how they already work. Firms that want the founder's Claude training for the whole team get that too.

It is the weaker buy when the need is narrower. A property manager, lease administrator or controller who needs a clean lease abstract for each lease, loaded into Yardi, MRI or a spreadsheet, does not need an agent deployment, an AI license per person or a scoping call. They need the fields, the clause each one came from, and an export. That is a software purchase you can make this afternoon.

• Bring your worst lease. A scanned original with three amendments. Ask which rent is payable today and which renewal option is still live.
• Click through to the source. Every extracted value should cite the page and clause. Check it holds across the amendment chain.
• Price the AI seats. If the product runs inside Claude or ChatGPT, count how many people need a paid seat and at which tier.
• Ask where the data goes. Confirm which model provider processes the leases and what the retention and training settings are on your plan.
