LeaseAbstracts

Extend AI alternatives for lease abstraction, with Extend pricing worked out per commercial lease

Extend, at extend.ai, is document processing infrastructure for AI teams. Developers call its APIs to parse a PDF, extract fields against a schema they define, classify and split document packets, and review the output. It publishes its prices, which is rare: credits at $0.0125 each on Pay As You Go, or $500 a month on Scale with 50,000 credits included. On Extend's own rates a 60-page commercial lease works out to about $3.75 in credits. That number is real, and it is also not the cost a lease team pays. Extend ships no lease schema, no lease review screen and no Yardi or MRI export, so somebody has to build those first. If your team has leases to finish this week and no engineers to spare, a lease abstraction tool that is already built for leases is the faster buy. If you are a software team building extraction into your own product, Extend may be exactly right.

HOW TO CHOOSE

LeaseAbstracts vs Extend

A fair, factual comparison. We differentiate on self-serve speed, per-lease pricing, source-linking, and export, not on disparaging anyone.

01

What the product is

Extend sells developer infrastructure: Parse, Extract, Classify, Split and Edit APIs, SDKs, a CLI, a Studio for building and testing processors, evaluation tooling and human-in-the-loop review. LeaseAbstracts is a finished lease product: upload a lease and its amendments, review a lease abstract, export it.

02

How it is priced

Extend bills credits per page. Extraction is 3 credits a page plus 2 for the automatic parse, so 5 credits a page at $0.0125 on Pay As You Go or $0.01 above the Scale allowance. LeaseAbstracts bills per lease, whatever the page count, from $49 a month for 15 leases.

03

Who does the setup

On Extend your team writes the extraction schema, decides how amendments override the base lease, connects the output to your systems and maintains the evaluations. On LeaseAbstracts the lease field set, the amendment handling, the critical date checks and the Yardi and MRI mapped exports already exist.

04

Who should pick Extend

A proptech or software team embedding document extraction in its own product, a company processing leases alongside invoices, insurance and loan files through one API, or a buyer that needs VPC deployment or a HIPAA BAA. Those are real reasons, and none of them describe a lease administration team.

WHERE LEASEABSTRACTS FITS

LeaseAbstracts is the lease-shaped version of the job you would otherwise build on Extend. Upload an executed lease with its amendments, check every field against the clause it came from, and export to Excel or a Yardi or MRI mapped file. Solo is $49 a month for 15 leases of any length, and Firm adds batch upload and API export at $399 a month for 250 leases.

Extend vs LeaseAbstracts at a glance

Both products read documents with AI and cite each value back to the page it came from. The difference is who finishes the job. Extend gives developers the parts. LeaseAbstracts gives a lease team the finished abstract.

How much does Extend cost per lease?

Extend publishes everything you need to do the math. Its pricing page lists three plans. Pay As You Go includes 10,000 credits, then charges $0.0125 per credit with no contract and no monthly minimum. Scale is $500 a month with 50,000 credits included and $0.01 per additional credit. Enterprise is custom per-credit pricing with VPC deployment, SSO and dedicated engineering. Extend's FAQ says extraction costs 3 credits per page plus 2 credits per page for the automatic parse, and gives its own example: a 10-page extraction is 50 credits, about $0.63 on Pay As You Go.

Applied to commercial leases, which is our arithmetic on Extend's published rates:

DocumentCreditsCost on Pay As You Go
30-page retail lease150about $1.88
60-page office lease300$3.75
60-page lease plus three amendments, 90 pages450about $5.63
Ground lease with exhibits, 150 pages750about $9.38

Extend also sells Light modes, 0.5 credits a page to parse and 0.7 to extract, roughly four times cheaper, at some cost in depth. The 10,000 free credits cover about 2,000 pages, roughly 33 sixty-page leases, which is enough to prototype. Scale's 50,000 included credits cover about 10,000 pages a month, roughly 166 sixty-page leases, so the $500 floor only reaches about $3 a lease if you actually run that volume. For comparison, LeaseAbstracts counts leases, not pages: $3.27 a lease on Solo at full use, about $1.99 on Team and about $1.60 on Firm. Our full plan list is on the pricing page, and the lease abstraction software pricing roundup lists every vendor that publishes a figure.

What you still have to build on Extend for leases

The credit cost is the small number. The bigger one is the work between an extraction API and a lease abstract your team can rely on. In our judgment, a lease team going the Extend route needs to own each of these:

  • The schema. Rent schedule rows with start and end dates, escalation method, renewal and termination options with notice windows, CAM, tax and insurance pass-throughs, caps, security deposit, guaranty, assignment rights. Each field needs a type and a rule for what counts as an answer.
  • Amendment logic. A third amendment that changes the rent and extends the term has to supersede the base lease for those fields only. An extraction call reads documents. It does not decide which document controls.
  • Critical date checks. Notice deadlines are calculated from expiration dates and option windows. Somebody has to write and test that logic, which is what our critical date extraction page does out of the box.
  • Exports. Getting fields into Yardi or MRI means mapping to their import formats. See the field maps on our Yardi lease abstraction and MRI lease abstraction pages.
  • Evaluations and upkeep. Extend includes an evaluation suite, which is good practice, but somebody still has to build a test set of your leases and rerun it when the schema changes.

For a software company, that is a normal project. For a lease administration team, it is a project nobody budgeted.

When Extend is the better buy

Being straight about this saves a trial. Extend is the stronger choice in four situations.

  • You are building a product. A proptech, lending or property management software company that needs lease extraction inside its own app should buy infrastructure, not someone else's finished interface.
  • Leases are one document type among many. If the same pipeline has to handle invoices, insurance certificates, loan packets and leases, one API with per-page billing is simpler than several point tools.
  • You need deployment control. Extend offers VPC and hybrid deployment, custom data retention and a HIPAA BAA add-on. LeaseAbstracts runs in our cloud.
  • Your volume is very high and very uniform. With Light modes and Scale pricing, a large, consistent document flow can get below a dollar or two per lease in credits, provided the engineering is already paid for.

If none of those describe you, and the actual problem is a stack of executed leases that someone has to turn into reliable data, the finished product will be cheaper in hours long before it is cheaper in credits.

Extend AI alternatives by the job you are hiring for

Most lists of Extend alternatives compare developer platforms with each other. That is the right list if you are a developer. If you are buying for leases, sort by the job instead.

What to test before you choose

  • Bring your worst lease. A scanned original with three amendments and a side letter. Ask which rent is payable today and which renewal option is still open. That is the question an abstract exists to answer.
  • Count the hours, not just the credits. On Extend, add the time to write and test the schema and the export. On a lease tool, time how long a reviewer needs to confirm each abstract against its source.
  • Check the export end to end. Load one finished abstract into the system you actually use, whether that is Excel, Yardi or MRI, and see what breaks.
  • Price your real volume. Multiply your page counts by 5 credits for Extend, or count your leases per month for a per-lease plan, and compare the totals for a full year.

FAQ

Common questions

How much does Extend AI cost?

Extend publishes three plans. Pay As You Go includes 10,000 credits and then charges $0.0125 per credit with no contract or minimum. Scale costs $500 a month with 50,000 credits included and $0.01 per extra credit. Enterprise is custom. Extraction uses about 5 credits per page, so a 60-page lease costs about $3.75 on Pay As You Go.

Does Extend have a free tier?

Yes. Extend's Pay As You Go plan includes 10,000 credits before any charge, with full product access and no sales call. At about 5 credits per extracted page, that covers roughly 2,000 pages, or around 33 sixty-page commercial leases, which is enough to prototype a lease schema before paying.

What is Extend AI used for?

Extend is document processing infrastructure for developers and AI teams. Its APIs parse documents, extract structured data against a schema, classify and split document packets, fill PDF forms and run multi-step workflows, with evaluation tools and human review. It is used to build document automation into products and internal pipelines.

Can Extend abstract a commercial lease?

Yes, if you build the abstraction on top of it. Extend can extract fields from a lease PDF with citations once you define a schema. It does not ship a lease field list, amendment logic, critical date checks or Yardi and MRI exports, so a team has to design and maintain those itself.

What are the best Extend alternatives for lease document automation?

For developers, LlamaParse, Reducto, Unstructured and the hyperscaler services from Google, AWS and Azure. For configurable document agents, Docugami or Kolena. For a lease team that wants finished abstracts without an engineering project, dedicated lease abstraction software such as LeaseAbstracts, priced per lease from $49 a month.

Is Extend AI a no-code tool?

Not really. Extend is developer-first, with APIs, SDKs, a CLI and documentation as the main interface. It does offer a Studio for building and testing processors and a review agent, but someone still defines the extraction schema and connects the output to your systems.

How many Extend credits does a 60-page lease use?

About 300. Extend charges 3 credits per page for extraction plus 2 credits per page for the automatic parse, so 5 credits a page. A 60-page lease uses 300 credits, which is $3.75 on Pay As You Go or $3.00 at the Scale overage rate. Light modes use fewer credits.

Is Extend.ai the same company as Extend spend management?

No. Extend at extend.ai is the document processing company, operated by CrowdView, Inc. and based in New York. Extend at paywithextend.com is a separate business spend and virtual card company, and Extend at extend.com sells product protection plans. Check the domain before you compare reviews.
