This comparison is for US property managers, landlords, brokers, lease administrators and accounting teams who have a stack of lease PDFs and need the terms as data. Every status below comes from loading the vendor's own domain rather than from a directory listing, because directories and AI-written roundups are still recommending products that redirect elsewhere or no longer load.
Which AI lease abstraction tools are still available in 2026?
Most of them, but under different names and owners. The quickest test is to type the vendor's original domain into a browser and see where you land. That two-second check caught LEVERTON, AMTdirect, Kira and Lucernex redirecting into larger platforms, and it caught LeaseLens and Lextract not loading at all.

Which AI lease abstraction tools have gone offline?
Two self-serve tools that sold on transparent unit pricing have stopped answering. Lextract's domain stopped returning an address in late August 2026, and lextract.com shows a parking page. On September 16, 2026 leaselens.ai still had nameservers registered but no address record, so browsers could not reach it, and leaselens.com was a parked domain at a registrar. Neither posted a shutdown notice that we could find.
That matters more than it sounds. Both tools were popular precisely with the buyers who had no enterprise contract, which also means those buyers had no contractual export or data-return clause. If your abstracts lived in either account and were never downloaded, that data is out of reach for now. If you exported to Excel or Word, those files are your only copy, so keep them. The replacement question is simple: which tool can take the next batch of leases this week and give you files you hold yourself. Who owns the AI lease abstraction tools on your shortlist?
Consolidation has turned several independent AI extraction products into features of large platforms. MRI Software took in LEVERTON, whose domain now lands on MRI Contract Intelligence, and AMTdirect, whose domain now lands on MRI's lease accounting page. Litera announced its acquisition of Kira Systems in August 2021, and kirasystems.com now opens Litera's Review capability, which Litera describes as having "1,400+ pre-built smart fields" and "95%+ precision on target provisions". CoStar Group completed its purchase of Visual Lease on November 1, 2024, a deal covered in our Visual Lease vs CoStar Real Estate Manager guide. Accruent owns Lucernex. Zuva, the contract AI company that spun out of Kira, now leads its homepage with sell-side M&A legal diligence rather than leases.
For a buyer, ownership changes three things. The product roadmap belongs to the parent, so AI extraction becomes a module that has to justify itself inside a bigger suite. Pricing moves to a quote, because the parent sells platforms. And the extraction is usually sold to customers of that platform, which is fine if you already run MRI or CoStar and awkward if you do not. None of that makes these products worse. It does mean that shortlisting "Kira" and "LEVERTON" against each other in 2026 is really shortlisting Litera against MRI.

AI lease abstraction tools are sold on six pricing models, and the model decides your bill more than the headline rate does. Here is what 40 leases a month looks like under each one, using only figures the vendors published or that were published about them.

Two patterns stand out. Unit pricing looks cheap on a single lease and turns expensive at steady volume: at $25 an export, 40 leases cost more than six months of a Team plan. And the enterprise vendors bundle extraction into a platform quote, which is why buyers who only need the lease data end up paying for a system of record they did not ask for. Is AI lease abstraction accurate enough to rely on?
Yes, when you can check each value against its clause in seconds. Vendor accuracy claims (Prophia states 99% for Essentials with human review, Litera states 95%+ on target provisions) are measured on each vendor's own field sets and documents, so they do not compare across tools. What decides whether you can rely on output is verification speed: if every extracted value links to the page and clause it came from, a reviewer confirms a 40 page lease in minutes instead of re-reading it.
Test on the fields that cost money when they are wrong, not on the commencement date every tool gets right. Free rent is a good example. One practical point on that last group. Once abstracts leave the tool, they usually feed a spreadsheet, a lease accounting subledger or a warehouse. - Find a price without a demo. If none exists, ask for subscription, implementation and abstraction of your existing leases as three separate numbers.
- Upload your worst lease, a scan with amendments, and check that the tool reports the rent in force today rather than the original figure.

- Export everything on day one and open it in the system you actually use.
