Black Owl Systems and Lucernex are rarely like-for-like. Black Owl is a standalone lease accounting subledger with five tiers, every one sold through Contact Sales, covering lessee and lessor accounting under ASC 842, IFRS 16 and ASPE. Lucernex is Accruent's real estate platform, four products from site selection to lease accounting, with GASB 87 in scope and no published price. Neither quote covers reading your leases.
This comparison is for US controllers, lease accountants and real estate leads who have both names on a shortlist and need to know which one actually fits before they sit through two demo cycles. Every product fact below comes from the vendor's own site. Where we could not confirm something there, we say so.

Is Black Owl Systems the same kind of product as Lucernex?
No, and that is the first thing to settle. Black Owl Systems does one job: it takes structured lease data and produces journal entries, amortization schedules, remeasurements and the reports your auditor asks for. It covers lessee and lessor leases together and sells separate tiers to CPA firms that run leases for many clients.
Lucernex is a much bigger purchase. Accruent describes it as four products. Lx Contracts holds the leases and runs the accounting. Lx Markets and Sites handles site selection. Lx Projects manages build-outs and construction. Lx Transaction Management tracks deals through negotiation. Accruent names customers such as Genesco, Helzberg Diamonds, Banfield Pet Hospital and AMC Theatres, which tells you who the platform is built for: chains that open, build and close locations every year.
So the honest framing is a subledger against an operating platform. If lease accounting is the entire requirement, Lucernex asks you to buy three products you will not use. If your real estate team already lives in spreadsheets for site pipelines and store projects, Black Owl leaves all of that untouched.
How much does Black Owl Systems cost compared with Lucernex?
Neither vendor publishes a number. Black Owl's pricing page lists five tiers, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and every button routes to sales. The Small Business tier includes unlimited users and entities, all reports and all upload templates. Large Companies adds a custom journal entry mapper, multi-currency, standard ERP integration and single sign-on. Enterprise adds a test environment, advanced ERP integrations and multiple accounting standards.
Accruent's Lucernex page has a Pricing link and no figures. One software directory prints an annual figure for a mid-market Lucernex package, but it does not cite Accruent, so we do not treat it as a price. Expect a quote built from modules, lease count and implementation scope, and expect the implementation to be a separate line.
What you can compare before the first call is how each quote is built. Black Owl prices a single subledger by tier. Lucernex prices a platform by modules. A buyer who only needs ASC 842 schedules will usually find the subledger cheaper simply because there is less in the box. Our lease abstraction software pricing roundup lists which vendors in this category do publish figures.
Black Owl Systems or Lucernex for GASB 87?
For a US city, county, school district or public university, this question usually ends the comparison. Accruent states that Lucernex gets clients into compliance with GASB 87 alongside ASC 842 and IFRS 16. Black Owl's pricing tiers list ASC 842, IFRS 16 and ASPE, and GASB 87 appears only in its FAQ as one of the issued lease standards, not as a standard the product supports. If you report under GASB, ask Black Owl for written confirmation before you spend time on a demo. Our GASB 87 lease accounting software comparison covers the public-sector options in more depth.
Which is better for lessor accounting and CPA firms?
Black Owl. Lessor accounting is included in every tier rather than sold as an add-on, and the two CPA tiers manage unlimited clients and users, with CPA Advanced integrating with multiple client ERP systems. If you are a landlord that also leases space, or an accounting firm running ASC 842 for a book of clients, that is a specific fit Lucernex is not built around. The firm-side buying questions are in our guide to lease accounting software for CPA firms.
Black Owl also produces two full sets of entries when a US subsidiary reports to an IFRS 16 parent, with multi-currency in the Large Companies tier. That dual-standard case is one of the few places where a focused subledger clearly beats a platform.
Which is better for a retail or restaurant chain?
Usually Lucernex, if the chain is large enough to justify a platform. The value is that the same record follows a location from the site pipeline, through the build-out project, into lease administration and the ASC 842 schedule. Genesco, a footwear retailer with more than 1,500 stores, is Accruent's own case study for exactly that.
Platform purchases like this tend to stall on organizational readiness rather than software, so it is worth scoring how mature your real estate, finance and store-development processes actually are with an organizational process assessment before you commit to a multi-module rollout. A chain with 40 locations and a lease accountant who already uses spreadsheets for site tracking may get more from a subledger now and a platform later. Our notes on lease abstraction software for multi-site retail cover that stage.
Does either one abstract your leases?
Lucernex does, inside the platform. Its AI module, ATLAS, powered by Rocket Club AI, reads lease documents and writes the extracted fields to the Lucernex record after a reviewer approves them. You reach it by buying Lucernex. Our Lucernex alternative page covers what ATLAS does and where it stops.
Black Owl does not read leases. It loads lease data from upload templates, which means somebody still has to open every PDF and amendment, decide which document controls each term, and type the answers into the template. Our Black Owl Systems alternatives page sets out what that loading step involves.
That reading step is the part both quotes leave out of the timeline. A commercial lease with amendments takes a skilled analyst two to four hours to abstract by hand, so a 200-lease portfolio is 400 to 800 hours of work before either system produces a schedule.
| Portfolio | Hours by hand (2 to 4 per lease) | LeaseAbstracts plan |
|---|---|---|
| 15 leases | 30 to 60 hours | $49 a month |
| 75 leases | 150 to 300 hours | $149 a month |
| 250 leases | 500 to 1,000 hours | $399 a month |
| 500 leases | 1,000 to 2,000 hours | $800 a month |
The hour ranges are our arithmetic from the per-lease estimate, not a vendor figure. Plans and limits are on the pricing page.
How to choose between Black Owl Systems and Lucernex
- Write down the standard you report under. GASB points to Lucernex or another public-sector tool. ASPE or a dual ASC 842 and IFRS 16 requirement points to Black Owl.
- Decide whether you are buying accounting or a platform. If nobody outside finance will log in, you probably do not need Lucernex's other three products.
- Ask both vendors what "data migration" includes. In most quotes it means importing data you supply, not reading your lease PDFs.
- Ask how amendments are recorded. You want to see the history of a lease after a modification, not just the new schedule.
- Test with your own messiest lease, one with three amendments and free rent, not the vendor's demo file.
If Black Owl is also on your list against other subledgers, we compared it head to head with Visual Lease and with Crunchafi. If Lucernex is up against CoStar, read Lucernex vs CoStar Real Estate Manager.
Get the lease data ready before either contract is signed
Whichever vendor wins, the first schedule runs on the commencement date, the rent steps, the free rent, the options and the incentives in each lease. Upload a lease to the tool at the top of this page, check each field against the clause it links to, and export a reviewed Excel or CSV file. When the subledger or platform is chosen, that file becomes its import, and your go-live date stops depending on how fast someone can read 200 PDFs.
