How to account for free rent under ASC 842

Free rent that the original lease grants is built into the lease payments at commencement. You measure the lease liability as the present value of the payments actually due, which are zero during the abated months, and the right-of-use asset starts from that liability. There is no deferred rent account any more. Is rent abatement a lease incentive under ASC 842?

Usually no. Free rent in the original lease is a reduction of lease payments, not a lease incentive. ASC 842 treats a lease incentive as a payment the lessor makes to or on behalf of the lessee, such as a cash allowance or a reimbursement of moving costs. Those reduce the ROU asset. Abated rent is simply money the tenant never owes, so it shows up in the payment schedule instead.

What if rent abatement is granted after commencement?
