Business Central has no built-in ASC 842 lease accounting. Microsoft's Asset leasing module ships with Dynamics 365 Finance, so Business Central companies add an app. The ones that run inside Business Central start at roughly $100 per user per month for Binary Stream's lessee module (three-user minimum), a listed $250 flat rate for Onederful, and a reported €120 a month for SOFT4Lessee. None of those prices include reading your leases.
This comparison is for US controllers and finance leads at companies on Business Central who need ASC 842 numbers this fiscal year and want to know what the app will cost before they talk to a partner. Each figure below says where it comes from. Where a number is our own arithmetic, we say so.
Business Central lease accounting apps and ASC 842 pricing at a glance
| App | Where it runs | Starting price | Source of the price |
|---|---|---|---|
| Binary Stream Property and Lease Management | Inside Business Central | Lessee module $100 per user per month, minimum 3 users | Binary Stream pricing sheet (USD) |
| Onederful (OIXIO) | Inside Business Central | US$250 flat rate, plus a fixed-price implementation | Software Advice listing |
| SOFT4Lessee | Inside Business Central, or standalone | Around €120 per month, 30-day trial | ERP Research, not the vendor |
| LeaseGuru by FinQuery | Standalone, export to the ledger | $1,099 a year for 10 leases | FinQuery's own page |
| Dynamics 365 Finance Asset leasing | Dynamics 365 Finance only | Finance at $210 per user per month, paid yearly | Microsoft pricing page |
Does Business Central have lease accounting?
Not for ASC 842. Business Central has a Fixed Assets module, and you can depreciate a right-of-use asset in it once somebody has calculated one. It does not classify leases, discount payments, build a liability amortization schedule or produce the maturity table for your disclosures. Microsoft's lease accounting module, Asset leasing, belongs to Dynamics 365 Finance, the larger ERP, which Microsoft lists at $210 per user per month against $80 for Business Central Essentials and $110 for Premium.
Nobody moves from Business Central to Finance to get a lease schedule. So the real choice is between an app that lives inside Business Central and posts to its general ledger, and a standalone lease accounting tool that sends journal entries back. If you are in fact on Finance, the data side of that project is covered on our Dynamics 365 Asset leasing data migration page.
How much does Binary Stream Property and Lease Management cost?
Binary Stream publishes a pricing sheet in US dollars for its Business Central product. It sells three modules, priced per named user:
- Lessors (revenue leases): $75 per user per month, or $850 annually.
- Lessees (expense leases): $100 per user per month, or $1,100 annually.
- Complete (both sides, end to end): $160 per user per month, or $1,800 annually.
A Team license is $10 per user per month, and every tenant needs at least three licensed users. That puts the floor for a lessee at $300 a month, or $3,300 a year on the annual rate. That is our multiplication, not a Binary Stream quote. The sheet also describes a rapid implementation service, with typical go-live in four to eight weeks.
The product is broader than lease accounting. It handles CAM charges, sales-based rent, rent rolls and vacancy reports, which is why landlords look at it. If you only lease space and equipment as a tenant, you are paying for the lessee module and nothing else.
How much does Onederful cost?
Onederful runs directly inside Business Central and supports ASC 842, IFRS 16 and FRS 102. Its Software Advice listing shows a starting subscription of US$250 on a flat rate, and a separate fixed-price implementation of €4,540 to €5,710 that covers setup, training and data migration for one company, over two to four weeks. The vendor behind it, OIXIO, also lists an ASC 842 solution that can be installed into Business Central or run standalone and quotes that one through sales.
The implementation line is the part to read twice. "Data migration" there means loading lease data you supply into the app. It does not mean somebody reads your lease PDFs for you.
How much does SOFT4Lessee cost?
SOFT4Lessee is built by SOFT4, a Microsoft partner in Kaunas, Lithuania. It runs natively in Business Central, covers ASC 842, IFRS 16 and AASB 16, and can also act as a standalone engine that exports journal entries to another ERP. ERP Research reports a subscription starting at around €120 a month with a 30-day free trial, plus a one-time €500 Excel calculator for companies with only a handful of leases. We could not confirm those figures on the vendor's own site, so treat them as a starting point for the conversation, not a quote.
Inside Business Central or a standalone lease tool?
| Your situation | Leans toward |
|---|---|
| You want lease entries posted with Business Central dimensions and no export step | An app inside Business Central |
| You are both landlord and tenant, or bill tenants for CAM | Binary Stream Complete |
| One accountant handles leases, fewer than 15 contracts | A flat-rate app or LeaseGuru, not per-user licensing |
| Your auditor or CPA firm already uses a specific tool | That tool, standalone. See lease accounting software for CPA firms |
| You may move off Business Central within two years | Standalone, so the lease history moves with you |
Per-user pricing favors a small finance team with many leases. A flat rate favors a single lease owner with a mixed portfolio. Run both numbers on your real user count before the demo, because the demo will not.
What none of the app prices include
Every one of these tools calculates from inputs. Commencement date, the rent schedule with every escalation, free rent months, tenant improvement allowances, renewal and purchase options, and the discount rate. The first five are in your lease documents, often restated by an amendment. If you have 40 leases and each one takes two to four hours to read properly, that is 80 to 160 hours of work before the app produces its first schedule.
For a distributor, those leases are mostly warehouses and the equipment inside them. If the next warehouse lease is being signed because stock keeps outgrowing the current one, inventory forecasting software can size the space before you commit to a ten-year term that your lease schedule will carry for the whole decade.
There are three ways to get the existing leases read:
- Your own team, at the hours above, during a fiscal year close.
- An outsourced abstraction service, priced per lease, with turnaround in weeks.
- Abstraction software your team reviews. LeaseAbstracts is $49 a month for 15 leases, $149 for 75, $399 for 250 and $800 for 500. Each field links to the page and clause it came from, and the export is a sheet your partner maps to the app's import. Plans are on the pricing page.
The fields to capture for the calculation, and how each one moves the liability, are listed on our ASC 842 lease data extraction page. The project plan around it is in the ASC 842 implementation guide.
What to ask before you buy a Business Central lease app
- Is the price per named user, per lease or flat, and what is the minimum user count?
- Does the subscription include lessor accounting, or only lessee?
- Is the implementation fixed price, and does "data migration" mean importing our spreadsheet or abstracting our leases?
- Does it produce the ASC 842 disclosure tables, including the maturity analysis and weighted averages?
- How are modifications and remeasurements recorded, and can we see the history of a lease after an amendment?
- Who supports the app after go-live: the publisher or the partner who sold it?
If NetSuite is also on the table, we covered the same decision in NetSuite lease accounting and lease abstraction. For standalone tools priced side by side, see the lease abstraction software pricing roundup and our FinQuery alternative page.
Get the leases ready while you pick the app
App demos and partner scoping take weeks. The lease reading does not depend on which app wins. Upload a lease to the tool at the top of this page, check each field against the clause it links to, and export a reviewed sheet. When the app is chosen, that sheet becomes its import file, and the first ASC 842 schedule runs on data you have already checked.
