Neither Crunchafi nor LeaseQuery publishes a price for its main lease accounting product. Crunchafi prices per lease per year on three company plans, with training, support and unlimited reports included and Enterprise pricing from 50 leases. LeaseQuery quotes by record count; its 2022 Advanced order to a US city was $18,900 a year for up to 375 records plus $4,000 of setup and migration, about $61 a lease in year one. Crunchafi is the better fit for CPA firms serving many small clients. LeaseQuery suits a single company with a large portfolio. Both still need the leases read before go-live.
This comparison is for US CPA firm partners, controllers and lease accountants who have Crunchafi (formerly LeaseCrunch) and LeaseQuery (now sold by FinQuery) on the same ASC 842 or GASB 87 shortlist and need a budget number before the demos. Product facts come from crunchafi.com and finquery.com, checked in October 2026. The LeaseQuery figures come from a sales order in the City of Santa Fe, New Mexico's public contract file.

How much does Crunchafi cost?
Crunchafi does not publish a dollar figure. Its lease accounting pricing page says the software is priced on a per lease basis and offers three company plans. Starter is pay as you go with "no other fees for implementation or support" and is aimed at smaller portfolios. Professional discounts the per-lease fee for an upfront commitment. Enterprise starts at 50 leases with custom pricing and flexible billing terms. CPA firms get their own firm pricing through sales.
What the page does pin down is what the fee includes. Journal entries, amortization schedules and footnote reports are unlimited, and training and support are included. The only published number is an add-on: unlimited lease audit trail history for $180 a year per client, with the last 90 days always free. Any per-lease figure you see on a review site is somebody's estimate. Our LeaseCrunch pricing and alternatives page tracks the plan structure as it changes.
How much does LeaseQuery cost?
LeaseQuery's own pages send you to a pricing form, so the best public evidence is a real order. In 2022 the City of Santa Fe received a LeaseQuery sales order for the Advanced tier at $18,900 a year for up to 375 records, with $4.20 a month for each record over that, a $3,000 database setup fee and $1,000 for bulk migration, at $10 for each record beyond the included set. FinQuery also sells LeaseGuru for very small portfolios, which does publish prices: free for 2 leases, $1,099 a year for 10 and $1,925 a year for 15.
So a company with 375 leases would have paid about $22,900 in year one, or roughly $61 a lease, and about $50 a lease from year two. Prices from 2022 are a floor, not a quote, but they give you a number to negotiate against. The full order is broken down on our LeaseQuery pricing page, and Spacebase vs LeaseQuery pricing sets it beside a competing quote from the same file.
How does LeaseQuery compare to Crunchafi?
The products solve the same accounting problem for different buyers. Crunchafi grew up inside public accounting: one firm login holds hundreds of client entities, the firm and the client can both work in a file, and its reports are built to drop into an audit. It says it serves more than 750 CPA firms. LeaseQuery grew up selling to a company's own accounting department, priced by how many lease records that one company holds, with lease management features inside the accounting product.
That difference shows up in the price shape. A firm with 80 clients averaging six leases each carries 480 leases spread across 80 entities. Per-lease pricing with a firm agreement fits that naturally. A single retailer with 375 store leases fits a record-count tier just as naturally. Choose by the shape of your portfolio before you compare the features.
Which lease accounting product gives the most value for the price?
A useful break-even test: at LeaseQuery's 2022 Advanced price, 375 records cost $50.40 each a year before setup. If Crunchafi quotes your portfolio below about $50 a lease, with no implementation fee on Starter, it is the cheaper subscription at that size. If your company has several hundred leases and wants lease management and accounting in one system, LeaseQuery's tier pricing gets cheaper per lease as the count grows inside a tier.
| Your situation | Likely better value | Why |
|---|---|---|
| CPA firm, many small clients | Crunchafi | Firm pricing, dual access, audit-ready output |
| Company with fewer than 15 leases | LeaseGuru or Crunchafi Starter | Published LeaseGuru price; Starter has no setup fee |
| Company with 50 to 400 leases | Quote both | Crunchafi Enterprise vs a LeaseQuery tier, compare per lease |
| City, county or school district | Quote both | Both cover GASB 87; ask for GASB 96 too |
What changed at Crunchafi in 2026
On September 16, 2026 Crunchafi announced it had acquired BUCS Analytics, adding more than 150 accounting, ERP, payroll and CRM integrations, native Model Context Protocol access for AI tools, and client advisory services analytics. For a CPA firm that matters beyond leases: the same client connection now feeds the close and advisory work. For a lease accounting buyer, ask whether those integrations change how lease journal entries reach the client's ledger, and whether they are in the lease accounting price or sold separately.
Crunchafi also added an AI lease abstraction feature in late 2025 that reads a lease and pulls accounting inputs such as term, start and end dates and asset details. That is useful for setting up the schedule. It is scoped to the accounting fields, so renewal notice windows, CAM caps and other administration terms still need another source.
The line neither quote covers
Every lease accounting implementation starts with reading the leases. The 2022 LeaseQuery order priced migration of records, not reading the documents behind them. Crunchafi's AI feature fills in the core accounting inputs. In both cases someone still confirms commencement dates, payment streams, escalations and option terms against the lease and its amendments, and for a firm that someone is usually a senior during busy season.
That is the step LeaseAbstracts is built for. It reads each lease with its amendments, drafts the ASC 842 lease data fields plus the renewal, termination and recovery terms, and links every value to the clause it came from, so the reviewer confirms instead of retyping. Team is $149 a month for 75 leases and Firm is $399 a month for 250 leases with batch upload, and the export loads into either system. Firms doing the client's close at the same time often receive bank statements as PDFs too, and a bank statement converter for accountants turns those into spreadsheets for the cash tie-out.
What to ask both vendors before you sign
- What counts as a lease or a record? Ask whether amendments, embedded leases and GASB 96 subscriptions count separately.
- What does year two cost? Get the renewal increase cap in writing.
- Is migration priced per record, and can we import our own abstracts? If yes, abstract first and price an import, not a project.
- For firms, how is a client entity billed when it leaves? Per-lease pricing should stop with the client.
