Dynamics 365 Asset leasing data migration, D365 lease accounting module imports and lease abstraction
Dynamics 365 Asset leasing calculates ASC 842 and IFRS 16 schedules once each lease is set up: dates, payment lines, fair value, rates, incentives, prepayments and residual value guarantees. It does not read the lease to get those numbers. LeaseAbstracts does. Upload each executed lease with its amendments, get the commencement date, every payment step, incentives, options and restoration terms linked to the page they came from, review them, and export a sheet your consultant maps to the Asset leasing migration template. Plans start at $49 a month, with no implementation project.
THE PROBLEM
Built for controllers, lease accountants and Dynamics 365 Finance consultants loading a lease portfolio into Asset leasing, or moving leases off a spreadsheet or a retired lease tool onto Dynamics 365 Finance and Operations
The partner configures Asset leasing first: lease books, lease groups, posting profiles and the classification thresholds. Then the data migration template arrives, one row per lease, and somebody has to fill it. Commencement date, payment amount and frequency, free rent, tenant improvement money, initial direct costs, prepaid rent, renewal options, purchase options, restoration obligations. Every answer sits in a lease PDF, often restated by a second or third amendment, and the implementation quote assumed the client would supply it. That is the step that moves a go-live date.
Abstract to the fields the Lease summary asks for
The AI pulls the date set, every rent step and its frequency, abatement and allowance language, rent paid before commencement, renewal, termination and purchase options, residual value guarantees and restoration clauses. That is the input list for a lease in Asset leasing, read from the document instead of typed from memory.
One row per lease, in the column order of your template
Asset leasing migrations run from an Excel template supplied by the partner. A portfolio abstracted into the same columns on every lease turns the mapping into a one-time job for your consultant, instead of a cleanup per legal entity.
Every value carries its page and clause
A reviewer confirms each abstract in minutes because the date or dollar figure links to the sentence that produced it. When the auditor tests the opening lease liability, the source for each input is already attached.
Start before the Dynamics project does
Licenses, partner scoping and configuration run on their own timeline. The reading does not need to wait for any of it. Abstract the first lease today at a published price and arrive at the migration step with reviewed data.
Does Dynamics 365 do lease abstraction?
No. Asset leasing in Dynamics 365 Finance is a calculation and posting module, and a good one. It classifies each lease as finance, operating, short-term or low value, builds the payment, liability amortization, depreciation and expense schedules, and generates the journal entries from initial recognition through termination. Partners describe it as compliant with US GAAP (ASC 842) and IFRS 16.
What it does not do is open a lease. The Microsoft Learn module on creating a lease is a list of fields a person fills in on the Lease summary: lease description, fair value of the asset, implicit rate, incremental borrowing rate, compounding interval, asset useful life, deferred rent carryover, transfer of ownership, unique asset, annuity type, initial direct cost, lease incentives, lease prepayments, dismantling costs and residual value guarantee. Then you select Create schedules. Every one of those inputs comes from the lease file, your treasury team or your old ASC 840 balances.
That is the normal split for an ERP lease module. We cover the same workstream for SAP RE-FX lease abstraction and NetSuite lease accounting.
What a Dynamics 365 Asset leasing record needs from the lease
The table below follows the Lease summary fields in the order Microsoft documents them, plus the payment schedule. The middle column is where the answer actually lives.
| Asset leasing field | Where the answer comes from | Watch for |
|---|---|---|
| Dates, payment amount, frequency | Term clause, rent table, commencement certificate | Commencement moved by a later certificate or amendment |
| Fair value of the asset | Rarely stated in a property lease | Microsoft says to use a comparable asset when the contract has none |
| Implicit rate | Almost never stated in real estate leases | Leave it blank and the borrowing rate is used |
| Incremental borrowing rate | Treasury, not the lease | Non-public companies may use a risk-free rate |
| Lease incentives | Allowance, free rent and landlord payment clauses | Subtracted from the right-of-use asset |
| Lease prepayments | Rent paid before commencement | Added to the asset, not the liability |
| Initial direct cost | Commission agreements, not the lease body | Legal costs of negotiating are excluded |
| Residual value guarantee | Guarantee and purchase obligation clauses | A lessor right to force a purchase counts |
| Dismantling costs | Restoration and surrender clauses | IFRS 16 only, leave blank under US GAAP |
Two inputs on that list are judgments, not facts. Microsoft calls them management decisions, such as how likely a renewal option is to be exercised. The abstract cannot make that call for you, but it should put the option terms, notice window and rent in front of the person who does. The rate inputs are covered on our incremental borrowing rate page and in the note on the risk-free rate election.
Two Asset leasing fields that quietly break US GAAP schedules
Dismantling costs. Microsoft is explicit that this field applies only under IFRS 16, and that entering an amount while working under US GAAP causes the right-of-use asset to be calculated incorrectly. A restoration clause still belongs in the abstract, because it drives an asset retirement obligation under separate guidance. It just does not belong in that field on a US GAAP book.
Deferred rent carryover. This takes the deferred rent balance for operating leases that were previously modified and folds it into the straight-line cost. It is not in the lease at all. It comes from your old schedules, which is why a lease abstract and a balance roll-forward should travel together into the migration file.
There is a timing trap as well. Once the payment schedule is confirmed, Microsoft notes the lease is no longer available for editing, and later changes go through the lease adjustment process. A wrong commencement date or a missed free-rent month found after confirmation is an adjustment entry, not a typo fix. Our rent abatement extraction page shows how free rent is captured month by month so it lands correctly in the schedule the first time.
How D365 asset leasing data migration works
- Configure. Asset leasing parameters, lease books per accounting standard, lease groups, posting profiles, and the thresholds the classification tests use.
- Fill the migration template. Implementation partners supply an Excel template for lease data. Crowe, for one, lists a data migration template and a review of migration options in its packaged Asset leasing implementations on the Microsoft marketplace.
- Import and create schedules. Leases load, then schedules are generated per book: payment, liability amortization, depreciation and expense, with the initial right-of-use asset and liability.
- Review and confirm. Payment amounts and variable payments can still be changed before you select Confirm schedule. After that the lease is locked.
- Associate fixed assets where the right-of-use asset should be depreciated through the Fixed assets module.
Step two is the long one, and it is the only one that needs somebody to read every lease. For the wider project plan around it, see our ASC 842 implementation guide.
What Dynamics 365 Finance costs, and what the quote leaves out
Microsoft lists Dynamics 365 Finance at $210 per user per month and Finance Premium at $300 per user per month, both paid yearly. Asset leasing is a module of Finance, and the Finance pricing page does not list it as a separate charge. The partner implementation is quoted on top, and it usually covers configuration, testing and training, with the lease data supplied by you.
Reading the back catalog is therefore its own budget line: internal hours, an outsourced abstraction project, or software at a published rate of $49 a month for 15 leases, $149 for 75, $399 for 250 or $800 for 500. Other vendors are compared in our lease abstraction software pricing roundup.
One scoping note. Asset leasing ships with Dynamics 365 Finance, not with Business Central. If your company runs Business Central, lease accounting comes from an app, and we price those apps in Business Central lease accounting apps and ASC 842 pricing.
Where Dynamics 365 lease data goes wrong
- Free rent folded into the first payment. Abated months need to appear as their own zero or reduced lines, or the straight-line expense is wrong from month one.
- Gross rent keyed as the lease payment. Operating expense pass-throughs and taxes are not fixed lease payments unless you elected to combine components. Split them in the abstract so the decision is visible.
- Amendments typed over the original. A modification should go through the lease adjustment process with its own effective date, not a silent overwrite of the original record.
- Commencement taken from the signature date. Under ASC 842 commencement is when the lessor makes the asset available. See our note on the lease commencement date.
- Options loaded without notice dates. The renewal judgment needs the window, not just the existence of an option. The critical date extraction page lists what to capture.
How LeaseAbstracts fits a Dynamics 365 migration
Upload the executed lease and every amendment, rider and side letter. The AI reads the set and returns a structured abstract with each field tied to its page and clause. A reviewer checks the flagged fields, approves, and exports Excel or CSV. Your Dynamics 365 consultant maps those columns to the migration template, adds the treasury rates and the deferred rent balances, and loads.
Because the abstract does not depend on the target system, the reading can run while the partner is still scoping the project, and it stays useful if the platform decision changes. If you are still choosing tools, our best lease abstraction and administration software comparison and the plans on our pricing page are the next two stops.

FAQ
Common questions
Does Dynamics 365 have lease accounting?
Yes. Asset leasing in Dynamics 365 Finance handles lessee lease accounting under ASC 842 and IFRS 16. It classifies leases as finance, operating, short-term or low value, builds payment, liability, depreciation and expense schedules, and posts the journal entries across the life of each lease.
Does Dynamics 365 do lease abstraction?
No. Asset leasing calculates and posts from lease data that a person enters or imports. Microsoft documents lease creation as a list of fields to fill in on the Lease summary. The lease document has to be read first, by your team, an outsourced service or abstraction software your team reviews.
How do I import leases into Dynamics 365 Asset leasing?
Implementation partners load leases from an Excel migration template, one row per lease, after lease books, groups and posting profiles are configured. You then create schedules for each book, review the payment schedule, and confirm it. Confirmed leases are locked, so check the data before that step.
Is Asset leasing included in Dynamics 365 Finance?
Asset leasing is a module of Dynamics 365 Finance. Microsoft lists Finance at $210 per user per month paid yearly, and the pricing page shows no separate Asset leasing charge. Confirm your license position with your Microsoft partner before you plan the rollout.
Does Business Central have Asset leasing?
No. Asset leasing is part of Dynamics 365 Finance. Business Central companies get ASC 842 lease accounting from third-party apps that run inside Business Central, such as SOFT4Lessee, Onederful or Binary Stream Property and Lease Management, or from a standalone lease accounting tool.
What lease data do I need for Dynamics 365 Asset leasing?
Per lease: commencement and end dates, payment amounts and frequency, fair value or a comparable, implicit rate if stated, your borrowing rate, incentives, prepayments, initial direct costs, residual value guarantees, ownership transfer and purchase terms, and any deferred rent carried over from ASC 840.
Can I change a lease after the schedule is confirmed?
Not by editing it. Microsoft notes that once a payment schedule is confirmed the lease is no longer available for editing. Changes go through the lease adjustment process, which records a modification. That is why the abstract should be reviewed before the schedule is confirmed.
How long does it take to abstract leases for a Dynamics 365 migration?
By hand, a skilled analyst needs two to four hours for a commercial lease with amendments, so 200 leases is 400 to 800 hours before loading starts. AI abstraction with human review cuts that to minutes per lease plus review time, and it can start before configuration is finished.
