Archibus has no published price. Eptura sells it only through partners, and its plans page does not list Archibus at all. IBM TRIRIGA, now sold as IBM Maximo Real Estate and Facilities, does have one published number: the Essentials Lease Management package starts under US$40K per year for one environment and up to 500 leases. Neither price covers reading your existing leases, and that job can be priced and started today.
This comparison is for US real estate, facilities and finance leads with Archibus and TRIRIGA on the same shortlist who need a budget figure for the lease side of the project. The facts below come from Eptura, the public Archibus help and IBM. Where a number is our arithmetic on a published figure, we say so.

How much does Archibus cost?
Eptura does not say. The Archibus product page carries the line "Sold exclusively by our Partners", and every call to action on it is a demo request. Eptura does run a plans page, with Advanced and Power tiers for Eptura Asset, Eptura Engage, Eptura Visitor, Eptura Workplace and Serraview. Archibus is not on it, and no tier on that page shows a dollar amount either.
So an Archibus number comes from a partner, and it moves with three things: which applications you license (Leases is one of many, next to space, maintenance, assets and capital projects), how many people use them, and how it is deployed. Archibus is available as SaaS, as self-hosted Web Central, and as a FedRAMP Authorized edition for federal agencies. Each has a different cost shape.
You will find Archibus prices on directory sites. They do not agree with each other. One states that pricing starts at $2,000 a month. Another states $50 per user per month. None of them cite Eptura or a partner price list, so we do not repeat them as fact, and you should not carry them into a budget request.
How much does TRIRIGA lease management cost?
IBM folded TRIRIGA into Maximo Real Estate and Facilities, and the old TRIRIGA pricing address now forwards to the Maximo product. On the Maximo pricing page IBM publishes a starting point for the Essentials package. The Lease Management option is listed as "starting under US$ 40K per year", starting at 150 AppPoints, with a stated capacity of one environment, 50 AppPoints for users and up to 500 leases. The Standard and Premium tiers and the client-managed software option are quoted.
At the full 500-lease cap, that floor works out to about $80 per lease per year. That is our division, not an IBM statement. Hold 150 leases and the same package costs closer to $267 per lease per year, because the entry price does not shrink with the portfolio. IBM also says its published estimates are for planning and that Business Partners set their own prices. The naming history, and what it means if you are still on an older release, is on our TRIRIGA lease abstraction page.
What neither quote includes
Both products hold leases and calculate on them. Both assume the lease has already been read. The Archibus help says new users "might want to quickly import lease abstracts to get started with Archibus". IBM documentation shows a TRIRIGA lease record being created by manual entry or by approving a lease abstract record. In each case the abstract is an input.
For 250 leases, a skilled analyst spending two to four hours per lease with amendments is 500 to 1,000 hours. That gets paid for in one of three ways:
- Your own lease administrators, who are also running the live portfolio during the implementation.
- An outsourced abstraction project, quoted per lease, with turnaround in weeks. See our lease abstraction companies comparison.
- Abstraction software your team reviews. LeaseAbstracts is $49 a month for 15 leases, $149 for 75, $399 for 250 and $800 for 500, billed monthly. Plans are on the pricing page.
The import mechanics differ, and that changes what you ask the abstraction step to produce. Archibus loads through Data Transfer, in CSV or Excel files with one table per file, so leases, options, clauses and recurring costs each arrive as their own sheet. We go through the tabs and the ordering rules in Archibus lease management and lease abstraction.
Is Archibus or TRIRIGA better for lease management?
It depends on what the lease module sits next to. Archibus grew up as a facilities and space platform with deep floor plan and BIM integration, and its Leases application ties suites to drawings. TRIRIGA came out of corporate real estate and now lives inside IBM's asset management suite. Lease accounting exists in both. The neighbors are different.
| Your situation | Leans toward |
|---|---|
| You need a published figure for budget approval this quarter | TRIRIGA on Maximo Essentials, if 500 leases and one environment are enough |
| You are a federal agency that needs FedRAMP Authorization | Archibus for Government |
| Space planning, floor plans and Autodesk models matter as much as leases | Archibus |
| You already run Maximo for maintenance or assets | TRIRIGA, since AppPoints sit in one entitlement |
| You want to self-host | Either. Archibus Web Central and IBM client-managed software both exist |
| You have fewer than 100 leases and no facilities scope | Neither. A lease-only tool costs less, see commercial lease management software pricing |
One scoping note on Archibus. Eptura sells room and desk booking alongside it, and workplace features have a way of growing the quote. If the actual requirement is schedules and wayfinding on the screens outside meeting rooms and in lobbies, standalone digital signage software handles that on hardware you already own, and the IWMS scope can stay on leases, space and maintenance.
Does Archibus or TRIRIGA read lease PDFs?
The Archibus documentation describes lease data arriving by wizard, forms, templates or import. It stores the executed documents and makes abstracts and clauses easy to find, but nothing in the Leases help describes turning a PDF into fields. IBM markets AI lease abstraction in the current Maximo Real Estate and Facilities generation. If you run an older TRIRIGA release you do not have it, and in either product the backlog of existing leases is due before go-live, not after.
An independent, source-linked read of each lease before it becomes the system of record is also a control your auditors will recognize. When the opening lease liability is tested under ASC 842, somebody has to show which clause each input came from.
What to ask before you sign either one
- How many leases and how many named users does the quote cover, and what does the next block cost?
- Is lease accounting included, or is it a separately licensed extension or tier?
- Is the abstraction and loading of the existing portfolio in the implementation quote? If so, at what rate per lease?
- Who holds the contract, the vendor or a partner, and who supports the product after go-live?
- How many environments are included, and what does a test environment add?
- If we are public sector, which edition carries the authorization we need, and does it cost more?
If Planon is on the same list, we ran the same exercise in Planon pricing vs IBM Maximo lease management pricing. The abstraction tools themselves are compared on price in the lease abstraction software pricing roundup.
Get the leases ready while the quotes come in
Partner quotes for an IWMS take weeks, and the selection takes longer. The lease reading does not depend on the outcome. Upload a lease to the tool at the top of this page, check each field against the clause it links to, and export a reviewed sheet. When the platform is chosen, that sheet gets mapped to Archibus Data Transfer headers or a TRIRIGA lease load, and the import step stops being the thing that holds up go-live.
