Oracle Lease Accounting FBDI data for Oracle Fusion lease migration
Oracle Lease Accounting calculates the lease liability, the right-of-use balance and the amortization schedules for every expense lease in Oracle Fusion Cloud Financials, and it loads legacy leases through an FBDI spreadsheet. It does not read the lease to fill that spreadsheet in. LeaseAbstracts does. Upload each executed lease with its amendments and get the dates, every payment term, abatement, escalations, options and notice dates as fields linked to the clause they came from, ready to map into the Lease Accounting FBDI template.
THE PROBLEM
Built for controllers, lease accountants and Oracle Fusion Financials leads loading an existing lease portfolio into Oracle Lease Accounting, or moving off spreadsheets, Oracle Property Manager or a retired lease tool
Oracle documents bulk lease creation as five steps, and only the first one is hard: download the Lease Accounting FBDI spreadsheet and fill in all the required information on its tabs. Lease header, term, amortization start, payment terms with purpose and type, options, payment increase agreements, milestones and, for midlife leases, the right-of-use carrying values. Every answer sits in a signed PDF, often restated by an amendment filed somewhere else, and an analyst needs two to four hours a lease to find them. Two hundred leases is 400 to 800 hours before the first CSV is generated.
Abstract to the rows the FBDI template asks for
The AI reads the lease start and end dates, the signing date, each rent step with its frequency and arrears timing, abated months, CAM, tax and insurance payments, tenant improvement allowance, renewal, termination, expansion and purchase options, and the notice dates behind them. That is the content of a Lease Accounting expense lease, read from the document instead of typed from memory.
One row per lease, mapped once
Every lease comes back with the same columns, so your Oracle team maps the export to the FBDI tabs one time instead of cleaning each lease by hand. Consistent rows also make the classification call (finance, operating or exempt) reviewable across the whole portfolio before anything is imported.
Every value carries its page and clause
A reviewer confirms an abstract in minutes because each date or dollar figure links to the sentence that produced it. When the auditor tests the opening lease liability, the source of every input is already attached, and the Abstracted By field in Oracle has a real answer.
Start before the Oracle setup is finished
System options, discount rate indexes and payment term templates run on the implementation timeline. Reading the leases does not need to wait. Abstract the first lease today at a published price and arrive at the FBDI load with reviewed data.
Does Oracle Lease Accounting do lease abstraction?
No, not in the sense of reading the document. Oracle Lease Accounting is a module of Oracle Fusion Cloud Financials that keeps leases in one repository, generates payment and accounting schedules, calculates right-of-use and lease liability balances under ASC 842 and IFRS 16, and passes payments to Oracle Payables. It even has a Generate Lease Abstraction Report for Expense Leases process, but that report prints the lease data already entered in Oracle, in a Draft or Current version. It is an output, not a reader.
Each lease record also carries a Document Details section with an Abstracted By field, which tells you how Oracle sees the job: a person reads the lease and records it. That reading is the separate workstream this page is about, done in minutes per lease with review instead of hours.
What the Oracle Lease Accounting FBDI template needs from the lease
Oracle's documentation for creating an expense lease lists the fields below. The middle column is where the answer actually lives.
| Oracle field | Where it comes from in the lease | Watch for |
|---|---|---|
| Lease Start Date, Lease End Date, Date Signed On | Term clause, commencement certificate, signature page | An amendment that extended the end date |
| Amortization Start Date | Possession or commencement language | Early access before rent starts |
| Primary Accounting Classification | Term, purchase option, transfer of ownership | Exempt is for leases you elect out of recognition |
| Payment terms (purpose, type, amount, frequency, start, end) | Base rent schedule, every amendment that restated rent | Enter number of payments or an end date, never both |
| Abatement payment type | Free rent clauses and riders | Free months folded into the first payment |
| Common Area Maintenance, Property Taxes, Insurance | Operating expense and recovery articles | Variable pass-throughs keyed as fixed rent |
| Tenant Improvement payment type | Work letter, allowance exhibit | Allowance paid on reimbursement, not at signing |
| Options (Renewal, Early Termination, Expansion, Purchase, Holdover) | Option articles and riders | Whether exercise is reasonably certain |
| Payment increase agreement | Escalation clause: fixed percent, fixed amount or CPI | First assessment date and compound basis |
| Milestones (lease expiration, exercise option) | Notice periods tied to options | Notice deadline, not the option date itself |
The accounting logic behind those inputs is on our ASC 842 lease data extraction page, and the notice dates are covered in critical date extraction.
How the Oracle Lease Accounting FBDI import works
- Prepare the spreadsheet. Download the Lease Accounting FBDI spreadsheet, fill in the required information on its tabs, and use Generate CSV on the first tab.
- Load the interface tables. Run Load Interface File for Import with the Process Lease Actions parameter. If the file has fundamental data errors, Oracle rejects the whole CSV.
- Import. Run Import Leases from the side panel with Import Type set to New Leases, then pick the business unit and load request identifier. Oracle validates the data as it moves it into the transaction tables.
- Post-import. Move the imported leases on to the finalized stage.
- Process Lease Actions. Oracle attaches the Lease Details Report to each lease and lists errors on the Import Exceptions tab of the Lease Accounting dashboard.
The same import program also takes Lease Amendments, Lease Impairments, Manage Options and Terminations and Miscellaneous Payments. Steps two to five belong to your Oracle team or partner. Step one is where projects stall, and it is the only step that depends on reading documents.
Migrating midlife leases into Oracle Fusion
Leases already running in another system are flagged as Migrated, with a migration date and a right-of-use basis of Gross or Net. Oracle calculates the lease liability itself, but for midlife leases you supply the right-of-use carrying value, and Oracle amortizes it going forward from the amortization start date. Oracle's own example: a right-of-use value of $100,000 with $10,000 of projected interest gives $110,000 of total lease expense over the remaining life.
That makes the abstract the first link in a chain. The remaining payments, the term and any reasonably certain renewal decide the liability Oracle computes, and the carrying value has to agree with what your old schedule shows. If the term was read from the original lease and not the extension amendment, both sides of the reconciliation are wrong. Our lease liability calculation walkthrough shows the arithmetic, and the incremental borrowing rate page covers the discount rate index side.
Where Oracle lease data goes wrong
- Free rent hidden in the first payment. Oracle has an Abatement payment type for a reason. Abated months entered as a lower first payment distort straight-line expense from month one. Our rent abatement extraction page shows the effect on a worked example.
- Escalations typed as separate payment lines. Fixed bumps can be modeled either way, but CPI increases belong in a payment increase agreement with the right first assessment date.
- Gross rent keyed as base rent. CAM, taxes and insurance are their own payment types and usually variable.
- A superseded term. The original lease ends in 2029, the second amendment moved it to 2032, and the FBDI row carries whichever date was read last.
- Milestones set on the option date. The date that matters is the last day to give notice, often six to twelve months earlier.
How LeaseAbstracts fits an Oracle Lease Accounting project
Upload the executed lease and every amendment, rider and side letter. The AI reads the set and returns a structured abstract with each field tied to its page and clause. A reviewer checks the flagged fields, approves, and exports Excel or CSV. Your Oracle team maps those columns to the FBDI tabs, adds the discount rate index and payment term templates from setup, and generates the CSV.
Pricing is published: $49 a month for 15 leases, $149 for 75, $399 for 250 and $800 for 500, all on the pricing page. The same workstream applies on other ERPs; we cover Workday lease accounting data, SAP RE-FX lease abstraction, NetSuite lease accounting and Dynamics 365 Asset leasing. If Oracle is one candidate among dedicated lease tools, the best lease abstraction software comparison sorts the market by job.

FAQ
Common questions
Does Oracle have lease accounting?
Yes. Oracle Lease Accounting is part of Oracle Fusion Cloud Financials. It covers expense and revenue leases, generates payment and accounting schedules, calculates right-of-use and lease liability balances under ASC 842 and IFRS 16, and sends lease payments to Oracle Payables.
Does Oracle Lease Accounting do lease abstraction?
No. It stores and calculates lease data that a person enters or imports, and its Lease Abstraction Report prints that stored data. It does not read lease documents. The lease has to be abstracted first, by your team, an outsourced service or abstraction software your team reviews.
How do I import leases into Oracle Lease Accounting?
Fill in the Lease Accounting FBDI spreadsheet, generate the CSV, run Load Interface File for Import with the Process Lease Actions parameter, then run Import Leases with Import Type New Leases. Errors appear on the Import Exceptions tab of the Lease Accounting dashboard.
What is FBDI in Oracle Lease Accounting?
File-Based Data Import, the spreadsheet-to-CSV method Oracle uses to load data in bulk. Lease Accounting uses it to create leases, import amendments, impairments, options and terminations, and to convert midlife leases from legacy systems.
What happens if the FBDI file has errors?
If the CSV has fundamental data errors, the load step rejects the whole file and purges the error records from the interface tables. Errors found during import are listed on the Import Exceptions tab. Reviewing the abstract before the CSV is generated avoids most rework.
Which accounting standards does Oracle Lease Accounting support?
Oracle documents ASC 842 and IFRS 16. You set a primary and, if both apply, a secondary standard in system options. GASB 87 is not named in the Lease Accounting guide, so public entities should confirm coverage with Oracle in writing.
How do I migrate existing leases into Oracle Fusion?
Mark each lease as Migrated with a migration date and a right-of-use basis of Gross or Net. Oracle calculates the lease liability, and you provide the right-of-use carrying value, which Oracle amortizes forward from the amortization start date.
How long does it take to abstract leases for an Oracle rollout?
By hand, a skilled analyst needs two to four hours for a commercial lease with amendments, so 200 leases is 400 to 800 hours before the FBDI file can be built. AI abstraction with human review cuts that to minutes per lease plus review time.
