How much does Black Owl Systems cost?

Black Owl does not publish a dollar figure. Its pricing page is titled "Transparent Plans for Every Team Size" and lists five tiers: Small Business, Large Companies and Enterprise for companies, and CPA Essentials and CPA Advanced for accounting firms. Every tier ends in a Contact Sales button.

What Black Owl does publish is the shape of the bill. Its own comparison material says pricing is "based on lease volume", that unlimited users and entities are included, and that there is no charge for inactive leases. Even the entry Small Business tier lists unlimited users and entities, complete lessee and lessor functionality, all reports and free support. The higher tiers add a custom journal entry mapper, multi-currency, standard ERP integration and single sign-on (Large Companies), then a test environment, advanced ERP integrations and multiple accounting standards (Enterprise).

So the number you get back will turn mostly on how many active leases you hold and whether you need the Enterprise features. Ask for the per-lease rate and the minimum annual commitment in writing.

How much does Visual Lease cost?

Visual Lease publishes nothing on price. Its old pricing URL now redirects to the lease accounting solutions page, and the only route to a number is the Request Pricing button in the site header. There are no tiers, no unit and no stated minimum.

Which one supports GASB 87?

Visual Lease does. It runs a dedicated GASB 87 lease accounting page and publishes GASB 96 and SBITA guidance for public entities. Black Owl lists ASC 842, IFRS 16 and ASPE 3065 as the standards it supports, and GASB is not among them. It appears on Black Owl's site only in educational copy.

For a US city, county, school district, public university or special district, that settles the question before price comes up. Black Owl's own head-to-head article says the same thing, recommending Visual Lease for buyers who need GASB 87 or GASB 96. Which is better for lessor accounting?

Black Owl, on the evidence each vendor publishes. Lessor sits in Black Owl's main navigation beside Lessee, and every tier includes "complete lessee and lessor functionality". Its comparison article describes support for sales-type, direct financing and operating leases with net investment tracking.

Visual Lease's site does not market lessor accounting as a capability. The word appears on its accounting pages only in explanatory text about sale-leaseback rules. If you lease property or equipment out as well as in, ask Visual Lease to demonstrate a lessor schedule on your own contract before you assume it is covered.

Black Owl also has a genuine edge for cross-border groups. It produces two full sets of journal entries when you report under both IFRS 16 and ASC 842, with FX-adjusted monthly reports per currency. Its pricing page quotes a Canadian private equity finance manager running 13 operating companies and more than 200 leases and subleases in several currencies, which is the customer it was built for.

How long does implementation take?

Black Owl says "deployment typically takes 4 to 8 weeks, depending on data readiness," led by an implementation team of accountants that handles data migration and mapping validation. Visual Lease does not publish a standard timeline.

Notice the qualifier in Black Owl's own sentence. Data readiness is the variable, and it is the same variable for both vendors. A lease accounting system calculates schedules from terms that already exist as structured data: commencement, term, payment schedule, escalations, renewal options, incentives. If those terms still live in scanned PDFs and amendment chains, somebody has to read every lease before either platform can calculate anything. That reading is what stretches a four-week project into a quarter.

Does it matter that CoStar owns Visual Lease?

It matters for price tension. CoStar Group completed its acquisition of Visual Lease on November 1, 2024, and the Visual Lease footer now reads "© 2026 CoStar Group". Black Owl is independent and smaller. For some buyers that means more direct access to the people who build the product. For others it raises questions about vendor continuity. Either way, ask both vendors how you export your full lease dataset if you leave, and test it during the trial period.

What neither quote includes

Both vendors sell the system that holds and calculates your leases. Neither quote turns the leases you already signed into the data that system needs. Black Owl loads leases through upload templates and its implementation team validates the mapping, but someone still has to fill those templates in from the lease documents. Visual Lease offers AI lease abstraction, sold alongside the platform and priced inside the same quote you cannot see yet.
