Neither Tango nor Planon publishes a price for lease management. Both pricing addresses returned a 404 when we checked on October 20, 2026, and both route every buyer to a demo and a scoped quote. Both cover ASC 842, IFRS 16 and GASB 87. The cost neither quote fully covers is reading your existing leases, and that part you can price and start today.

This comparison is for US corporate real estate, retail real estate and finance leads who have Tango and Planon on the same shortlist and need a budget number before the demos start. Every vendor fact below comes from the two vendors' own websites. Where we do arithmetic or give an estimate, we say so.

How much does Tango lease management cost?

Tango does not say. On October 20, 2026 the address tangoanalytics.com/pricing returned a 404 page, and every product page ends at a demo request. That is normal for an enterprise suite, and it means the number depends on which modules you take. Tango sells far more than leases: site selection and predictive analytics for retailers, lease transactions, projects and maintenance, energy and sustainability, and workplace tools. Its site says more than 650 enterprises use the platform.

Tango Lease itself covers critical dates, equipment leases next to real estate, subtenant portfolios, rent payments and rent rolls, expense reconciliation, comparing invoices to lease terms, and lease classification. It integrates with SAP, Oracle and NetSuite. If you are pricing it as a lease system rather than a full store lifecycle suite, say so in the first call, because the scope of the quote follows the scope of the conversation. Our Tango Lease alternative page goes deeper on where the platform fits and where it is more product than the problem needs.

How much does Planon cost?

Planon does not publish a price either. The address planonsoftware.com/us/pricing returned a 404 on the same day, and quotes are built from the modules you license (real estate management, lease accounting, space and workplace, maintenance, energy and sustainability), the deployment model and the size of the portfolio. Directory sites print Planon price ranges without citing Planon, so we do not repeat them.

What Planon does document is how lease data gets in. Its Lease Accounting Solution page says lease data is imported "from your existing contract administrations or by the integration with specialized lease abstraction software". Its migration route also asks for each contract as it was originally signed, followed by the later changes, so amendments must be separated with their effective dates. We cover the exact fields on our Planon lease accounting and lease abstraction page, and if IBM is also on your list, the Planon vs Maximo lease management pricing comparison includes the one published enterprise figure in this category: IBM Maximo Essentials Lease Management, starting under US$40K a year for up to 500 leases.

Does Tango do AI lease abstraction?

Yes, and this is the newest difference between the two. Tango now markets Tango Lease Intelligence, which it describes as purpose-built AI agents that abstract, audit and monitor leases. You upload a lease, amendment or renewal as a PDF, and the agents pull dates, rent schedule, escalations, options, recurring costs and key clauses, compare them with what is already on file and highlight changes. Tango says every value links to its source and nothing becomes part of the record until your team approves it. It also lists a portfolio audit that compares documents with system data, a question feature that answers with the page cited, and round-the-clock critical date monitoring.

Two caveats. Lease Intelligence lives inside Tango, so you get it by buying the platform. And Tango's own marketing puts manual abstraction at 9 hours per lease, which is a useful reminder that the existing portfolio still has to go through review before go-live, whichever tool reads it. Planon does not market its own document reader for leases; it points to imports and specialized abstraction software.

Is Tango or Planon better for lease accounting?

Neither wins in general. Both state ASC 842 and GASB 87 support, so the choice comes down to what else the platform has to run.

If your accounting deadline is driving the purchase, our ASC 842 implementation guide shows where lease data sits in the project plan and why it is usually the long pole.

What neither quote includes

Both quotes buy a system of record. Neither makes your back catalog of executed leases ready to load on day one. Our estimate is that a skilled analyst needs two to four hours per lease with amendments; Tango's own figure is nine. For a 300-lease portfolio, that is 600 to 1,200 hours of reading at our estimate, before the first schedule runs.

That work gets paid for one of three ways: internal hours from a team that is also running the live portfolio, an outsourced abstraction project priced per lease, or abstraction software with your team reviewing the output. LeaseAbstracts is $49 a month for 15 leases, $149 for 75, $399 for 250 and $800 for 500, with no implementation project, and every field links back to the page and clause it came from. The output exports to Excel or a mapped file, so it loads into Tango, Planon or whatever you pick. Our lease abstraction software pricing roundup shows how that compares with every vendor that publishes a figure.

Renewal decisions are the other place the platform quote stops. Tango's site says a 50-location portfolio now sees 8 to 17 lease events a year, up from 3 to 5. Each one needs the option window from the lease, which our critical date extraction pulls out, and often market rent comps, which some teams now collect from listing sites with a web scraping API rather than waiting on a broker report.

How to budget the shortlist before the demos

  • Write the scope first. List the modules you actually need (lease, lease accounting, transactions, facilities, workplace) so both vendors quote the same thing.
  • Ask for the lease data line separately. Request the implementation price with and without lease data entry. The difference is your abstraction budget.
  • Price the abstraction yourself. Count your leases and amendments, then compare the vendor's data entry line with a per-lease tool. Our pricing page lists every plan.
  • Bring your worst lease to both demos. A scanned original with three amendments. Ask each platform which rent is payable today and which option is still open.
  • Check the archive. If Archibus or TRIRIGA is also in the room, our Archibus vs TRIRIGA pricing comparison covers what those vendors publish.

You can test the abstraction step now with the tool at the top of this page: upload one executed lease, check each field against its source clause, and export the result in the format your shortlisted platform will import.
