NetLease and Black Owl Systems both run ASC 842 and IFRS 16 lease accounting, but they are sold to different finance teams. NetLease by Netgain comes in two editions: a native NetSuite SuiteApp priced by demo, and a standalone edition for any ERP that you can sign up for free and that scales its price with your lease count. Black Owl is a standalone subledger with lessee and lessor accounting, five quote-only tiers and no GASB support.

The short version: if your books are in NetSuite, NetLease is the natural first demo because it lives in the same system and posts straight to the general ledger. If you are a small company or a CPA firm on QuickBooks, the standalone NetLease is the cheapest serious option to test because you can open it without a sales call. Does NetLease only work with NetSuite?
No. Netgain sells NetLease in two forms. NetLease for NetSuite is a native SuiteApp built inside NetSuite. NetLease for Any ERP is a standalone cloud product with a free version, a QuickBooks Online integration and an Excel journal entry export for other ERPs. Netgain's own FAQ says it offers NetLease and NetAsset as standalone products for non-NetSuite users.
This matters because Black Owl's own comparison post says NetLease only runs inside NetSuite and is not the right fit if you do not run NetSuite. That describes the SuiteApp, not the product line. If you are on QuickBooks, Sage Intacct or Dynamics and someone told you NetLease is off the table, check the standalone edition before you cross it out.
How much does NetLease cost compared with Black Owl Systems?
Neither vendor puts a dollar figure on its main pricing page. Netgain's pricing FAQ says NetLease for NetSuite pricing varies with the number of leases and compliance needs and is set during a demo, while NetLease for Any ERP can be opened for free, with pricing that adjusts automatically as your lease count grows and an upgrade inside the platform. Black Owl names five tiers (Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced) and puts Contact Sales on every one.

Be careful with any dollar figure you find on a directory for either product. Netgain changes its self sign up flow from time to time, and directories copy old numbers for years. Which is better for GASB 87?
NetLease. The NetSuite edition lists GASB 87 and GASB 96 alongside ASC 842, IFRS 16 and FRS 102. Black Owl lists ASC 842, IFRS 16 and ASPE 3065, and GASB is not among its supported standards. For a US city, county, school district or public university, that ends the comparison before price comes up. Which is better for lessors?
Black Owl, if you want both sides in one system. It markets full lessor accounting, including net investment tracking, inside the same platform as lessee accounting, and it produces two sets of journal entries when you report under two standards. Netgain handles lessors through a separate NetSuite product, NetLessor, which covers invoicing, accounts receivable, renewals and lease classification under GAAP and IFRS. Which is better for CPA firms?
It depends on where your clients keep their books. Black Owl sells two tiers aimed at accounting firms, CPA Essentials and CPA Advanced, both with unlimited clients and users, which suits a firm running lease accounting for many mid-sized clients. Netgain has a firm page built around NetLease with a QuickBooks Online integration and CSV upload to other ERPs, which suits a firm whose small clients live in QuickBooks. What both leave for you to do first
Both products assume the leases are already data. NetLease lists AI-powered lease abstraction as a feature that pre-fills fields from an uploaded lease, and Black Owl gives you templates to load existing leases. In both cases someone still has to check every commencement date, payment schedule, renewal option, abatement and amendment before the first schedule is right, and the amendments are where most errors hide.
That step can be bought now, before either contract is signed. ASC 842 lease data extraction pulls the inputs from each lease and its amendments, links every value to the page and clause it came from, and exports a sheet you can load into whichever subledger you choose. What to ask on both demos
- What is the annual price at our lease count, and what counts as a lease? Ask Black Owl to confirm inactive leases are free, and ask Netgain to show the current standalone price at your count.
- Which edition are we buying? With Netgain, confirm whether the quote is for the SuiteApp or the standalone product, because the integrations differ.
- Which standards are live today? Ask Black Owl directly about GASB, and ask Netgain whether GASB and FRS 102 are in the edition you are pricing.
- Who loads our existing leases, in what format, and how long did it take for the last company our size?
- What leaves with us if we switch? Ask for the export format of lease data, schedules and audit history.
