Leasecake and Visual Lease are both quote-only lease platforms, but they are built for different buyers. Leasecake is a lease administration and accounting platform for multi-location tenants and franchise operators, and it positions its price as under 1% of rent. Visual Lease, owned by CoStar Group, is an accounting-first platform that covers ASC 842, IFRS 16 and GASB 87 and now sells AI lease abstraction backed by CoStar's attorneys and data. Neither publishes a dollar figure.

This comparison is for US finance, real estate and operations leads at restaurant, retail and franchise businesses who have both names on a shortlist. Every fact below comes from the two vendors' own sites. Where a vendor says something about itself or about the other one, we label it as their claim.

How much does Leasecake cost?

Leasecake does not publish a price. Its pricing page carries no tiers and no figures, only three headline claims ("Costs less than 1% of rent", "Trusted by multi-location tenants", "Helps teams recover overcharges") and an "Ask Us About Pricing" button. It describes three fits by company size. For small businesses it talks about tracking renewals and critical dates and getting rid of spreadsheets, and its small business page says that 50 to 100 leases "is where small mistakes get expensive". Mid-sized and enterprise fits add portfolio-wide accounting, ASC 842 and IFRS 16 compliance and risk analysis.

Take the 1% of rent line for what it is: a vendor's way of framing value, not a rate. If your locations pay $40,000 a year in rent each, 1% is $400 a location. Ask Leasecake for the actual basis in writing (per location, per lease, per module) and whether the price rises as you add sites, which is one of the questions on its own FAQ.

How much does Visual Lease cost?

Visual Lease publishes no price either. Its navigation offers "Request Pricing" and "Request a Meeting", and the old pricing address now forwards to the lease accounting software page, so there is no rate card to read at all. Since the CoStar acquisition, a Visual Lease quote is a CoStar quote, which matters if you were planning to use CoStar Real Estate Manager as the competing bid. Our Visual Lease vs CoStar Real Estate Manager comparison covers why that shortlist creates less price tension than it looks.

What moves a Visual Lease quote is the usual set for an accounting platform: lease count, entities, modules, standards (GASB adds scope for public entities) and implementation. Get the AI abstraction line priced separately, because it is a distinct product on the Visual Lease site.

Which is better for multi-location tenants?

For a restaurant group, retailer or franchise system with dozens or hundreds of small leases, Leasecake is the one built around your shape. Its case material is franchise operators, and its pitch is that lease administration and accounting share one data model, so a changed commencement date flows through to the books without re-entry. It also sells a 24-point lease audit and talks about recovering landlord overcharges, which is a real money line for multi-site tenants with CAM and pass-through charges.

Visual Lease is the stronger pick when accounting depth and audit controls decide it. Its lease accounting page lists configuration for modifications, subleases, sale-leaseback transactions, lease incentives and related-party leases, and it covers GASB 87, which Leasecake's pages do not name. If you are a public entity, or a controller whose auditor is the main stakeholder, start with Visual Lease.

If you also have Occupier in the mix, our Occupier vs Visual Lease pricing breakdown covers its 20-lease minimum per tier and what its annual subscription includes.

Does Visual Lease have AI lease abstraction?

Yes. Visual Lease now sells an AI Lease Abstraction product, and its site carries an "AI Lease Abstraction is Available!" banner. Visual Lease says the engine was built with CoStar's in-house lease abstractors and attorneys, a team it puts at over 50, that every document goes through more than 40 validations checked against CoStar's property data, and that it produces an auto-populated draft record with calculated rent schedules. It also states that customer data is never used to train an AI model.

That matters for this comparison, because Leasecake's own Visual Lease comparison page says Visual Lease AI capabilities "remain limited and largely roadmap-driven". Visual Lease's current product page says otherwise. Vendor comparison pages go stale, so check both demos with the same lease rather than trusting either side's description of the other.

Does Leasecake do lease abstraction?

As part of onboarding, yes. Leasecake says that during a switch from Visual Lease it delivers "AI-assisted abstraction paired with expert validation", "a data accuracy guarantee" and "no 'clean it up later' phase after go-live". That is abstraction as an implementation service, priced inside your quote, not a tool you run on new leases yourself whenever they arrive. Ask how amendments signed after go-live are handled and who keys them.

What both quotes leave out

Both platforms are systems of record. Neither is useful until your leases, amendments and side letters have been read into it, and on both, that work is either bundled into implementation or sold as a separate service. On a 60-location portfolio with two or three amendments per lease, that is 180 to 240 documents someone has to read and check before your first report is right.

You can do that part before either contract is signed. Our retail lease abstraction workflow reads each lease and amendment, links every field to the page and clause it came from, and exports one sheet you can load into Leasecake, Visual Lease or anything else. Once the rent schedule is abstracted, you can match rent payments against your bank statements to catch landlord billing errors before a platform is even live. Plans start at $49 a month for 15 leases and $149 for 75 on the pricing page, with no sales call. For the full vendor picture, see our Leasecake alternatives and Visual Lease alternatives pages.

What to ask on both demos

  • What is the annual price at our location and lease count, and what is the unit? Ask Leasecake how "under 1% of rent" translates into an invoice.
  • Is AI abstraction included, or a separate line? On Visual Lease it is its own product; on Leasecake it is described as part of switching.
  • Which standards are live today? Ask Leasecake directly about GASB 87 if you report under it.
  • Who loads our existing leases, how long did it take for the last customer our size, and what happens to amendments signed after go-live?
  • What leaves with us if we switch? Ask for the export format of lease data, documents and clause references.

Bring one real lease with two amendments to each demo and compare the abstracts side by side. If an outsourced provider is also on the table, our Property Works lease management alternatives page covers the managed-service route, and the lease abstraction software pricing roundup lists which vendors publish a price at all.
